The Meriva Collection

The Meriva Collection is a freehold residential development under construction by Ellington in Dubai Islands, Dubai. Six residential buildings are planned on island B, with handover set for Q2 2030. The first phase lists 903 residences, and the full collection is planned as 892 units across buildings ranging from G+2 to G+20.

Buildings and first phase

The first phase of The Meriva Collection will have six residential buildings of different heights: one G+20, two G+10, two G+6 and one G+2. Dubai Islands is an archipelago of five new islands; its master plan includes 21 kilometres of beaches, 86 hotels, 9 marinas and 2 golf courses. Island B is described as sparsely populated, with a limited number of neighbouring buildings. The buildings will sit by the water and the lagoon, and most residences are planned with unobstructed sea views.

Apartments and prices

Units in The Meriva Collection are 1, 2 and 3 bedroom apartments. One bedroom units range from 77.51 m² to 85.45 m², from 3,007,828 AED. Two bedroom units range from 133.12 m² to 143.94 m², from 4,810,828 AED. Three bedroom units range from 217.47 m² to 222.53 m², from 8,045,828 AED. A Signature Collection of penthouses with three and five bedrooms is also planned, sized from approximately 5,600 to 7,100 sq ft, with private pools and a rooftop gym stated for this collection. The price per m² is 36,028 AED.

Payment plan and ownership

Every apartment is sold as freehold. The payment structure is 20% on booking, 50% during construction and 30% on handover. The construction period is split into 9 payments. The service charge is 193.75 AED per m² per year.

Water and the Ellington Hotel

Residents will have direct access to a private beach, and the ground is fully pedestrian by design, with winding canals and walking paths linking the houses, gardens and club zones to the beach. An Ellington Hotel, managed by an international hotel group, is planned within the complex, with five star level hotel service and amenities for residents.

Club levels and amenities

Amenities at The Meriva Collection are distributed across the ground, 12, 13 and 17 floors. On the ground level, the plan includes a 44 by 11 metre adult pool, three lagoon sections of 13 by 9 metres each, a children's pool, a Splash Area of 4 by 11 metres, a jazz club with Jazz Dining, a cinema room, a fitness pavilion with a juice bar, a yoga and pilates studio, a padel court and a basketball court. The 12th floor is planned with a 20 by 3.5 metre indoor pool, a jacuzzi, a fitness area and separate changing rooms, while the 13th floor will hold a 15 by 15 metre adult pool and a 10 by 15 metre barbecue terrace. On the 17th floor, the plan lists a mini golf area, giant outdoor chess, a Viewing Deck and lawn seating. Within the development there will also be a barbecue area, a golf course, a gym, a landscaped garden, a pet area, a running track, a yoga studio, a children's playground and electric car charging, and pets are permitted. Dubai Islands Mall is 5 minutes by car, Dubai International Airport and Dubai Festival City Mall are 18 minutes, and Port Rashid and the Gold Souq metro station on the green line are 20 minutes.
