LIV LUX

LIV LUX is a 47-floor tower under construction in Jumeirah Beach Residence, Dubai, built by the developer LIV. The building is planned for handover in Q4 2026 and construction is 87% complete. It will stand between the Persian Gulf and Dubai Marina, with apartments planned from 2,600,000 AED.

Apartments and layouts

The tower will hold 229 freehold units. One bedroom apartments start at 69 m² and 2,600,000 AED, two bedroom apartments run from 125 m² to 143.54 m² and start at 4,400,000 AED, four bedroom units range from 307.14 m² to 675.41 m² and start at 11,999,548 AED, and five bedroom units start at 1418.63 m² and 65,999,548 AED. One and two bedroom apartments will occupy floors 8 to 31, with three bedroom apartments added on floors 32 and 33. Apartments will be delivered with finishing and kitchens, Villeroy & Boch sanitaryware in the bathrooms and built-in wardrobes in the bedrooms. Ceilings are planned at 3 metres, with floor to ceiling windows and open plans.

Signature residences and penthouses

Signature residences will occupy floors 34 to 41, with two and three bedroom apartments on floors 34 to 39 and two and four bedroom apartments on floors 40 and 41. They will differ from standard apartments through built-in furniture, kitchens with higher class appliances and raised ceilings with layered lighting. Four bedroom duplex penthouses will sit on floors 42 to 45, from 7250 to 15 250 sq ft, each with its own infinity pool and a private terrace with an outdoor jacuzzi, sun loungers, zen gardens and a massage area. The Superlux penthouse, a five bedroom duplex on floors 46 and 47, will be entered through a private gallery.

The seventh floor

The entire seventh floor is given to resident amenities, more than 27 000 sq ft indoors and on open terraces. Outside there will be a resort sized pool, a children's pool and play area, a padel court, a putting green, gardens, a barbecue area with tables and an open air cinema. Inside, the LIV FIT fitness centre will be open around the clock with windows onto the marina, alongside a yoga studio, a cinema room and a residents' lounge with natural stone flooring, a custom kitchen, large islands with bar seating, a dining area and a television zone. The spa will have separate saunas and steam rooms for women and men, and a beauty salon will serve residents only. Meeting rooms and study rooms will also be on the amenities floor. Sauna, tennis court, yoga studio, event hall, cinema, golf, barbecue area, gym and spa are among the amenities.

Views and access

Every apartment will face the water, with views of the sea and Palm Jumeirah, the marina, or both, depending on the unit's position on the floor plan. Windows will run from floor to ceiling at a height of at least 3 metres, and apartments will have open balconies. The Beach in JBR, Dubai Marina Mall, Dubai Harbour, Ain Dubai, Emirates Golf Club and Topgolf Dubai are all within 5 minutes, as is Palm Jumeirah. Mall of the Emirates is 7 minutes away, Atlantis Aquaventure 9, Dubai Hills Mall 10 and DIFC 18. The metro, Dubai Tram, RTA water taxi and Sheikh Zayed Road are nearby.

Payment and ownership

Ownership is freehold, with a service charge of 247.57 AED per m² a year. The payment plan is 30% on booking and 70% on handover.
