Silva

Silva is a residential tower under construction in Dubai Creek Harbour, developed by Emaar Properties. The project is scheduled for handover in Q3 2029, and construction is 10% complete. Apartments are sold as freehold.

The Building

Silva will consist of a single residential tower with 47 floors and 437 residences. The building is designated as Building 1. Floor plans will let buyers see where each apartment sits within the overall architecture of the tower. The developer may substitute materials with equivalent ones; only the contract has force.

Apartments and Prices

One bedroom apartments range from 68.75 m² to 70.14 m² and start at 1,790,888 AED. Two bedroom apartments range from 130.34 m² to 153.29 m² and start at 2,989,888 AED. Three bedroom apartments start at 170.38 m² and 3,879,888 AED. The price per m² is 20,575 AED. Eight apartments are currently available in Building 1: one with a single bedroom, five with two bedrooms, and three bedroom townhouses.

Payment and Ownership

The payment plan is divided into 10% on booking, 70% during construction and 20% on handover. Service charges are 182.99 AED per m² a year. The project is freehold. An escrow account holds the buyer payments.

Views and Layouts

Water from the Creek, the city skyline and greenery will form part of the view from Silva. Apartments will have private balconies and panoramic terraces. Living rooms are designed in an earthy palette, and lobbies will connect to the residential spaces in a smooth transition finished in the same tones.

Amenities in the Project

A swimming pool, a landscaped garden and a club house are planned as amenities. A yoga studio, a running track and a sports ground complete the list. Residents will have access to a club house as a shared space.

The Surroundings

Dubai Creek Harbour sits by Dubai Creek, next to the Ras Al Khor Wildlife Reserve, where flamingos and migratory birds live. Creek Promenade and Harbour Promenade will run along the water. Creek Beach and Creek Marina form the coastal part of the district. The Viewing Point, Central Park and Docklands are also landmarks of this part of the city. A future Blue Line of the metro is planned for the district. Burj Khalifa, 828 metres tall, and Dubai Fountain are among the destinations toward the centre. Dubai Frame and Infinity Bridge are further city landmarks.

Green Gate

The quarter will include extensive gardens and Landscaped Links, green connections next to the building. Central Plaza will provide a place to meet, and a Social Hub will be available for socialising. Lawns with barbecue areas are planned for outdoor meals, and Green Zen Spaces for quieter time. Retail units, cafes and restaurants will complete the walking part of the quarter.

Sport and Fitness

Secluded yoga zones are planned for calm practice. A running track will suit regular jogs, while a football pitch and multisport courts will be laid out for team games. A skate park and a climbing wall add activities that need dedicated facilities, and fitness zones complete the training areas.
