Skyvue Stellar

Skyvue Stellar is a 77-floor residential tower under construction in Sobha Hartland 2, Dubai. Sobha is the developer, and handover is planned for Q1 2030. The building will have 605 apartments and is 11% complete.

The tallest tower in the Skyvue series

Skyvue Stellar closes the Skyvue series on the northern edge of Sobha Hartland 2, and no tower in that line will stand higher. It will rise 77 floors, with apartments from 624.84 to 3,110.67 sq ft.

Apartments from one to four bedrooms

The sixth floor will hold apartments with private courtyards, available among the one and two bedroom layouts. Floors 7 to 40 will carry apartments from one to three and a half bedrooms, and from floor 43 the four bedroom apartments begin. Every apartment will have floor to ceiling windows.

A one bedroom apartment starts at 81.48 m² and 2,368,035 AED. Two bedroom units run from 115.28 m² to 155.73 m² and start at 3,381,344 AED. Three bedroom apartments measure 156.32 m² to 156.38 m² and start at 4,618,764 AED. Four bedroom apartments measure 288.94 m² to 288.99 m² and start at 8,772,089 AED. Prices per m² are 29,224 AED, and service charges are set at 193.75 AED per m² a year.

Views shaped by the triangular plan

The tower's triangular plan will give some apartments windows on two sides. Views will depend on the side of the building and the floor. Some apartments on floors 36 to 40 will look out on the Dubai panorama and Ras Al Khor. Two bedroom apartments on upper floors will face the neighbourhood, Ras Al Khor, the Creek and the Dubai skyline. Four bedroom and three and a half bedroom apartments will open to a 180 degree view, and one courtyard apartment on the sixth floor to 150 degrees.

Water, sport and leisure at the base

The complex will be arranged around an amphitheatre that follows the water level, with seating around it and restaurants along the water. There will be sensory gardens, a cycling path, a running loop, a water obstacle course and a picnic lawn. A clubhouse will serve the complex itself, in addition to the district clubhouse. Swimming will be served by an infinity pool, a children's pool and a jacuzzi, alongside a sauna and a steam room. Two gyms, indoor and outdoor, will be joined by a circuit training area and an outdoor crossfit zone, plus a yoga and meditation space. An open air cinema, a barbecue area and a terrace will sit at the foot of the tower, and indoors there will be an indoor cinema, a library with a reading room, a music room, an art studio and a card and chess room. Teenagers will have a video game room, and children a play area.

Payment and ownership

The payment plan is 20% on booking, 40% during construction and 40% on handover. The apartment will be registered as freehold, and the project has an escrow account at Dubai Islamic Bank.
