Allegro Park

Allegro Park is a new residential building under construction on Island A in Dubai Islands, Dubai. Mill Hill is the developer, and handover is planned for Q4 2027. Construction is 4% complete.

Residences and layouts

The building will hold 52 residences: 16 one-bedroom apartments, 28 two-bedroom apartments, 4 three-bedroom townhouses and 4 three-bedroom penthouses. One-bedroom apartments range from 73.49 m² to 76.18 m² and start at 2,007,347 AED. Two-bedroom apartments range from 110.78 m² to 161.11 m² and start at 2,520,860 AED. Three-bedroom residences range from 240.04 m² to 313.7 m² and start at 4,339,959 AED. Every apartment will have its own glass-edged plunge pool on the balcony.

Building and amenities

The building will have a ground floor, one podium level, six floors and a roof. On the podium, a beach-edge pool with a gentle sand entry will sit among shaded cabanas, built-in sun loungers and water cascades. The roof will hold an adult infinity pool, relaxation areas and a jacuzzi. A spa and wellness centre will include saunas, aromatic steam rooms, massage rooms, plunge pools and an experience shower. A closed gym with Technogym equipment designed by Antonio Citterio will occupy a quiet part of the building, and a padel court will be on the podium. Two outdoor cinemas are planned: one on the podium with lounge seats, a projector and temperature-controlled air conditioning, and an adult rooftop cinema. A barbecue area, a children's play area and a Splash Pad with shallow pools and soft fountains are also planned. The lobby will be designed as a resort-style space with soft light and natural textures, with selected artworks. The building will include an electric vehicle charging station, lighting sensors, surface mobile charging and a smart home system. Pets are allowed.

Ownership and payments

Ownership is freehold. The service charge is 193.75 AED per m² per year. The payment plan is 20% on booking, 20% during construction, 10% on handover and 50% after handover. A 40/60 plan lists 20% on booking, 10% after 6 months, 5% after 12 months, 5% after 18 months, 10% on handover and the remaining 50% in four payments of 12.5% every 6 months after handover, with a 4% DLD fee on top of the price. A 50/50 plan lists 10% on booking, 10% within 30 days, 5% after 6 months, 5% after 9 months, 10% at 60% construction, 10% at 80% construction and 50% on handover. A 60/40 option over 2 years after completion is also available.

Location and access

Dubai Islands Beach is stated at 3 minutes from the project, Dubai Creek at 10 minutes, and both Dubai International Airport DXB and the Dubai International Financial Centre at 15 minutes. Downtown Dubai is stated at 20 minutes and Dubai Marina at 30 minutes. The Dubai Islands master plan sets out 21 kilometres of beaches, 86 hotels, 9 yacht marinas and 2 golf courses across five islands. The Island A scheme marks a beach, a yacht marina, coastal hotels and resorts, a shopping and entertainment centre, a school, a hospital, a mosque and a fuel station.

Buyer benefit

The buyer will choose one of two options for one year: premium membership in the Xclusive Yachts Boat Club with access to the company's yachts, or two tickets to the annual Abu Dhabi Formula 1 Grand Prix with the race watched from a private yacht.
