Blue Marina Residence

Blue Marina Residence is a freehold residential project under construction in Dubai Islands, Dubai. Shakirov Developments is building it, with handover planned for Q3 2027. Construction is 13% complete, and prices start from 1,972,900 AED.

Apartments and Duplexes

The complex will hold 137 units in one to four bedroom layouts. Apartments have balconies, and duplexes have terraces. One bedroom apartments measure 671 to 743 sq ft and have partial sea views. Two bedroom apartments have full sea views and measure 1268 to 1846 sq ft, with a staff room and laundry in the layout. Residences with three bedrooms and full sea views measure 1700 to 3200 sq ft and come as single level apartments or two level duplexes. Four bedroom apartments of 3186 to 3564 sq ft look onto the garden. Duplexes have three or four bedrooms and measure 3082 to 3564 sq ft; in the three bedroom duplex the living and dining room, kitchen and terrace sit on the ground level and the bedrooms on the podium level. The typical four bedroom duplex terrace measures 1163.47 sq ft.

Layout and Finishes

Each unit will be handed over with premium finishes, a full furniture set and a fitted kitchen. Interiors are planned in neutral tones with attention to ergonomics and light. Large windows and spacious balconies will extend the living rooms. Room sizes are measured between finished surfaces, excluding construction tolerances, and actual areas may differ from those stated.

Building and Amenities

The project consists of two towers joined by a shared podium, with eight floors above the podium in a G+2P+8 formula. The site will be closed and guarded. A grand lobby will have a marble reception desk and a concierge counter, and covered parking will occupy the podium levels. An infinity pool will look out over the sea and the Dubai skyline. The grounds include shops and cafes, a fitness centre with modern equipment, sports courts, a children's play area, landscaped gardens and open lounges. An outdoor cinema will have a projector and an LED television zone, and a shared barbecue area is planned for sunset dinners by the sea.

Ownership and Payment

Ownership is freehold, and each apartment is registered in the buyer's name. The payment plan is 20% on booking, 30% during construction and 50% on handover. The service charge is 193.75 AED per m² per year. The price per m² is 18,780 AED.

Dubai Islands

The district's master plan includes beaches and yacht marinas, and the archipelago comprises five new islands. Two golf courses and a shopping mall are planned for the archipelago. Parks will include restaurants and shops.
