Avenue Park Towers II

Avenue Park Towers II is a two-tower residential project under construction in the Al Kifaf district of Dubai, within the Wasl 1 quarter. Wasl is the developer, and handover is planned for Q1 2030. The building will hold 541 apartments across 37 floors, with homes sold as freehold.

Apartments and layouts Tower A will contain 135 one-bedroom apartments from 857 to 1 507 sq ft and 270 two-bedroom apartments from 1 301 to 3 215 sq ft. Tower B will hold 74 two-bedroom apartments with a maid's room from 1 598 to 1 780 sq ft, plus 50 three-bedroom apartments with a maid's room from 2 039 to 2 123 sq ft. Tower B also includes six three-bedroom duplexes and six four-bedroom duplexes, reached by a private lift; the four-bedroom duplex type includes a pool. Catalogue sizes run from 79.62 m² to 140.01 m² for one bedroom, 120.87 m² to 298.68 m² for two bedrooms, 189.43 m² to 291.53 m² for three bedrooms, and from 409.52 m² for four bedrooms. Prices start at 1,931,777 AED for a one-bedroom apartment and 12,303 AED per m².

The courtyard and shared amenities A shared courtyard will sit on the third level and serve both towers. It will have an adult pool, a shaded children's pool, lawns and decking around the water, an outdoor training area and a table tennis table. A barbecue zone, a children's play area on the same level, a spa, a steam room and a restaurant complete the amenities. Residents will also have a gym shared by both towers, a lobby with a lounge, a residents' lounge and a multipurpose hall.

Tower B's private roof Tower B will have its own roof with a pool, a training studio and a lounge with co-working space. Residents of Tower A will not have access to this roof.

Design and finishes The towers will have a glass facade, and every apartment will have a balcony. Apartments will have wide glazing, double-glazed windows in aluminium frames, walls painted over cement plaster, and finishes in wood veneer, tinted laminated glass, metal and travertine-look tiles, with wallpaper accents. Each apartment will have its own electricity, water and gas meters and a fibre optic internet connection. Parking will be arranged in a five-level podium, with a barrier at the entrance. Entry will be by access control with an IP video intercom at the door, common areas will be under camera surveillance, and security is among the listed amenities.

Payment plan and ownership The payment plan is 10% on booking, 30% during construction and 60% on handover. Buyer funds go to an escrow account at Emirates NBD. The service charge is 193.75 AED per m² a year. Apartments can be lived in or rented only after the building is handed over.
