Beach Walk 3 is a residential building under construction on Dubai Islands in Dubai, developed by Imtiaz. The project is scheduled for handover in Q4 2026. Construction is 97% complete.

Apartments and Prices

The building holds 83 units, of which 82 are apartments, across 12 floors. One-bedroom apartments start at 85.47 m² and from 2,150,000 AED. The price per m² is 26,910 AED. Apartments will be handed over fully furnished, with furniture made to order.

Ownership and Payment

Ownership is freehold. The payment plan is 20% on booking, 40% during construction and 40% on handover. The service charge is 172.22 AED per m² a year. Buyer funds go to the project escrow account.

Shared Spaces

A cascading infinity pool and a zen garden will be part of the complex. A separate family pool is planned, along with a rooftop garden. Residents will have a gym indoors and outdoors, an outdoor yoga area and a barbecue zone. A club room opens for gatherings, and children get a play area. A lobby lounge sits by the entrance. The interiors are designed in neutral tones with gold accents.

The Building and the District

The house will stand by the shore on Dubai Islands, with sea breeze and coastal views by design. Large floor to ceiling windows will look out on the water and the city, and the penthouses will have their own interiors and a kitchen with a dining area. Dubai Islands will comprise five interconnected islands with a 21 km beachfront. The district plan includes resorts, beaches, cultural centres, marinas, two golf courses, a large mall and parks with restaurants and shops.

Getting Around

The beach is a two minute walk from the house. A shopping centre stands opposite the building. Infinity Bridge and Waterfront Market are 5 minutes away. The nearest metro station, Dubai Hospital and Al Mamzar beach are 8 minutes away. Dubai International Airport is 10 minutes away, and the cruise terminal is 15 minutes away.
