Bonds Avenue Residences

Bonds Avenue Residences is an eight-storey residential building under construction on Dubai Islands in Dubai, developed by Amirah Developments. It is the first Amirah Developments project on Dubai Islands, and handover is planned for Q1 2027. Construction began in summer 2025 and has reached 7%.

Apartments and layouts The building holds 75 units in total. Apartments with 1 bedroom measure from 91.31 m² to 101.47 m² and start at 1,904,768 AED. Two bedroom apartments run from 128.12 m² to 167.52 m² and start at 2,430,076 AED. Three bedroom apartments span 258.41 m² to 276.72 m² and start at 5,632,538 AED, and four bedroom penthouses cover 410.27 m² to 411 m² from 9,945,080 AED. Kitchens will be equipped with German appliances, and the apartments will include smart home functions.

Price and payment Prices start at 1,904,768 AED, which equals 18,116 AED per m². The payment plan is split into 20% on booking, 30% during construction and 50% on handover. Ownership is freehold, and the service charge is 172.22 AED per m² a year.

Architecture The facade is designed with smooth, flowing lines and rounded corners, and the silhouette has no sharp angles at all. Balconies with softly curved edges will sit on the white volume, framed by a wooden border above. The lower floors will be clad in vertical copper coloured slats, with the entrance, the Grand Arrival Lobby and two parking levels behind the facade. Above them, the first floor terrace will hold the pools and the garden, with the residential floors above that.

Pools, garden and roof An infinity pool and a children's pool are planned for the first floor terrace, and some apartments will have a small private pool on the balcony. A garden with seating areas, a running track around the building and a mini golf course will complete the outdoor space. The roof is given over to residents: an open air cinema with a large screen, sofas and bean bags, plus barbecue areas, outdoor dining tables, a yoga area and a padel court. Penthouses will have private gardens at the edges of the roof.

Amenities and services A gym with panoramic windows, strength machines and treadmills is planned, along with a separate yoga zone, a professional level padel court, a sauna, a steam shower and a jacuzzi. Concierge, valet and security staff will work around the clock, every day. The building sits within ten minutes of Dubai International Airport, and Downtown Dubai and the Gold Souq metro station are also a few minutes away.
