Sea View Residence is an eight-storey residential building under construction on Central Island (Island A) in Dubai Islands, Dubai. Sama Ezdan is the developer, and handover is scheduled for Q3 2027. Construction has reached 13%, and the building will hold 63 residences.

Residences and layouts

The building has one block following the G+P+8 formula. It will contain 1 bedroom apartments from 76.92 m² to 109.35 m², 2 bedroom apartments from 139.35 m² to 148.74 m², and 3 bedroom duplexes. Every bedroom is designed as a master suite with its own bathroom. The shown plans include a separate laundry room, and some include a maid's room.

Ownership and prices

Ownership is freehold. Prices start from 1,874,228 AED, at 24,749 AED per m². The 1 bedroom units start from 2,013,000 AED, and the 2 bedroom units start from 3,600,000 AED. The service charge is 150.69 AED per m² a year.

Payment plans

Two payment plans are available. The 60 40 plan has five payments during construction totalling 40%, then 40% on handover. The 35 65 plan has seventeen payments during construction totalling 34%, then 65% on handover.

Amenities in the building

The amenities include a gym with a view of the pool, a sauna, a yoga and meditation room, a Mini Boho Cinema, and a cinema room on the first residential floor. A pool, an infinity pool with blue and mother-of-pearl tiles, a shaded Pool Bar, a private cafe and a beach cafe are planned. A rooftop garden in boho style with a sea view, a barbecue area and a children's playground are also planned. Electric car charging is provided, and pets are allowed.

The garden and the island

A multi-level tropical garden is planned, with palms, ornamental grasses and tropical plants, natural stone paths, warm wood, water features and a Sunken Lounge set below ground level. Central Island is planned as an urban core with mixed-use development, cultural venues, a marina and shopping centres. The archipelago of Dubai Islands covers 17 square kilometres across five artificial islands linked by bridges, with 86 hotels, 9 marinas, 2 golf courses, a shopping mall and parks in the master plan. Deira is 1 kilometre away and Dubai International Airport is 5 kilometres away.
