Burj Azizi

Burj Azizi is a new residential tower under construction in Trade Center First, Dubai, built by Azizi. The building will rise 118 floors and is planned for handover in Q3 2030. It is freehold, and construction is 7% complete.

Apartments and Penthouses

The tower will hold 1393 units. One bedroom apartments range from 73.3 m² to 158.77 m² and start at 5,143,000 AED. Two bedroom apartments run from 119.57 m² to 139.91 m² and start at 9,344,000 AED. Three bedroom apartments span 189.06 m² to 429.86 m² and start at 14,619,000 AED. Apartments are planned on floors 14 to 69, some with a study, and penthouses will occupy floors 72 to 87 across two levels, with one, two or three bedrooms.

Payment Plan and Costs

The payment plan is 10% on booking, 40% during construction and 50% on handover. Service charges are 269.1 AED per m² a year. Buyer funds go to an escrow account held at Abu Dhabi Commercial Bank.

The Mall and Dining

A seven floor Luxury Mall will sit at the base of the tower, with atriums, water and gardens inside, boutiques and brands, and a section open by invitation. On level 110 there will be an All Day Dining cafe, and eight restaurants will follow, each representing the cuisine of France, India, Russia, China, Persia, Turkey and Morocco. A night club and a ballroom with its own lobby are also planned.

Spa, Pools and Leisure

Residents will have a Moroccan hammam, steam room, sauna and massage room. The tower will include indoor and outdoor pools, a pool bar, a gym and a yoga hall. For evenings there is a cinema, billiards, table tennis and a chess room. Children get a play area, and a business centre will serve those working from home. A shop and a restaurant bar will be in the building.

The Hotel and Observation Deck

The top of the tower will hold a seven star hotel whose suites are designed around seven cultures: Persia, Russia, China, France, Morocco, Turkey and India. An observation deck will show Dubai across 360 degrees, from the sea to the desert, with mirror surfaces and platforms that appear to float. Next to it, the Legacy Museum will hold models and early sketches, and the Adrenaline Zone will feature a climbing wall rising against the city backdrop.

Location and Access

The tower is planned on Sheikh Zayed Road in the Trade Centre district. Three metro stations are nearby: World Trade Centre, Emirates Towers and Financial Centre. Travel times given are 2 minutes to Trade Centre, 5 to Dubai Mall, 10 to Business Bay and 20 to Palm Jumeirah. Each part of the tower will have its own lobby, so residents will not pass through shoppers or hotel guests, and the hotel lobby is planned for level 111.
