ELLE Residences

ELLE Residences is a new residential building under construction in Dubai Islands, Dubai. Anax Developments is the developer, and handover is planned for Q3 2027. The building is freehold and will contain 98 units across 10 floors.

Apartments and townhouses The home types are 1, 2 and 3 bedroom apartments, and seven townhouses. Apartments start at 78.87 m² for 1 bedroom, 118.45 m² to 119.85 m² for 2 bedrooms, and 150.22 m² to 271.46 m² for 3 bedrooms. Prices start from 3,352,777 AED, 3,364,777 AED and 5,619,777 AED respectively, at 27,547 AED per m². Each townhouse will have a garden, its own entrance and a private lobby, with the kitchen, living and dining areas on the lower level opening to the garden.

Interiors and design Interiors are being created under the ELLE brand, with creative direction by The One Atelier and ARQUINAUT. Apartments will have floor to ceiling glazing and private terraces facing the water, with a 280 degree outlook from the terraces. Finishes include oak flooring laid in a chevron pattern, Rosso Lepanto stone, olive accents and textured wallpaper with an ELLE pattern. Kitchens will open to the living room, with custom cabinetry and wooden floors, and bathrooms are designed in a spa style. Residents will have access to a private ELLE club.

Amenities Shared areas will include a swimming pool with sun loungers and lounge zones, a small plunge pool, barbecue facilities and large dining tables. A Sky Lounge with a bar will occupy the rooftop terraces. Outdoors there will be an open air cinema, mini golf, a children's playground and a lifeguard at the water. For sport, the building will have an indoor gym, an outdoor training area, a running track, an open deck for yoga, a sauna and a jacuzzi, plus relaxation gardens and spa areas.

Service and ownership The entrance lobby will have a reception and concierge, a valet will take cars at the entrance, and security will operate 24 hours a day. Pets are permitted. Apartments are sold as freehold, and buyer funds are held in the project escrow account at United Bank Limited until handover.

Payment plan and costs The payment plan is 20% on booking, 10% during construction and 70% on handover. Service charge is 236.81 AED per m² a year. Dubai Islands is still being built, and its hotels, marinas and the bridge to Downtown are planned for the district.
