Octa Isle by Missoni

Octa Isle by Missoni is an under-construction residential building on Island A in Dubai Islands, Dubai. OCTA Development is building it, and the first homes will be ready in Q3 2027. The project holds 112 apartments on 12 floors and is sold freehold.

The Building and Its Architecture

The full name is OCTA ISLE Interiors by Missoni: the fashion house is responsible for the interiors, while OCTA Development builds. This is the developer's first signature project; OCTA Development grew out of OCTA Properties. National Engineering Bureau designed the building, which follows a G+2P+12 formula: ground level, two podium levels and twelve floors above. Levels 11 and 12 have their own layouts, different from the floors below. The building measures 6% complete.

Apartments and Layouts

There are no studios or one-bedroom units; the smallest layout has 2 bedrooms. Two-bedroom formats come as 2 BR Plus and 2 BR Plus-L, and three-bedroom units as 3 BR and 3 BR Plus. In the catalogue, 2-bedroom apartments start at 95.28 m² and 3,169,888 AED, 3-bedroom at 188.94 m² and 5,778,888 AED, and 4-bedroom at 271.65 m² and 9,334,888 AED. Interior areas begin at 1000 sq ft for 2 BR Plus, 1202 sq ft for 2 BR Plus-L, 1300 sq ft for 3 BR and 1561 sq ft for 3 BR Plus. Four and five-bedroom apartments start at 2924 and 3553 sq ft. The 2 BR Plus type 1 measures 890 sq ft inside with a 130 sq ft balcony, a living room of 4.6 by 3.8 m, a separate wardrobe, laundry and storage, and sits from level 4 to level 12. The 2 BR Plus-L type 4 has a living and dining room of 4.0 by 7.9 m, an 11.2 m balcony and a maid's room with its own bathroom. In 2 BR Plus type 5, the living room, study and dining area share one 5.6 by 4.9 m room. 3 BR type 1 has a 14.5 by 1.9 m balcony, 3 BR type 3 has two balconies, and 3 BR Plus type 2 includes a maid's room. The count runs to 52 2 BR Plus, 25 2 BR Plus-L, 18 3 BR, 14 3 BR Plus, 2 4 BR Plus and 1 5 BR Plus. Ceilings reach 3.1 m in the living rooms and 2.5 m in the kitchen and bathrooms.

Missoni Interiors

Patterns and the brand's signature run through every element, from custom mosaics to shading systems. In the apartments the interior does not stop at the window; the pattern links rooms with the outdoor areas. The developer may make changes to the design at its discretion.

Leisure Levels

Missoni Bay, the first leisure level, will hold a lazy river, a lap pool and a city pool with a beach area, plus a children's zone, a pickleball court and greenery. Wellness Bay will include a sauna, a steam room, a cold plunge, a Jacuzzi and a treatment room, alongside Move Studio and a gym. Missoni Sky occupies level 13 with a Jacuzzi, greenery, a sunken seating area and an open-air kitchen.

Ownership, Payment and Parking

Apartments are sold freehold, and buyers' funds go to an escrow account at Emirates NBD. The payment plan is 10% on booking, 20% during construction and 70% on handover. Parking follows the unit format: one space for 2 BR, two for 3 BR and three for apartments with four and five bedrooms. Service charges are 172.22 AED per m² a year, and the price per m² is 30,586 AED.

Island A and Dubai Islands

The Dubai Islands archipelago consists of five islands, each with its own character. Island A is given over to retail, waterfront resort hotels, parks and business quarters, and the building sits at the entrance to Dubai Islands. The archipelago will hold 86 resorts and hotels, nine marinas and golf courses of 18 and 9 holes. Parts of the surroundings are still to be built; the building itself is under construction, and the apartments can be lived in or rented out only after handover.
