Fior 1 is an under-construction residence by Emaar Properties in Mina Rashid, Dubai, within the Rashid Yachts & Marina quarter on the coast of the Arabian Gulf. The building is planned as a single 14-floor block with 181 apartments. Handover is scheduled for Q3 2030, with prices from 2,217,888 AED.

Apartments and Sizes

The home mix covers 1, 2 and 3 bedroom apartments, all freehold. One bedroom units range from 70.61 m² to 84.26 m² and start at 2,217,888 AED. Two bedroom units span 107.21 m² to 133.78 m² from 3,199,888 AED, and three bedroom units run from 147.9 m² to 174.29 m² from 5,625,888 AED. The Marina and the Promenade

By design, the project sits steps from the Marina Promenade and the yacht berths. Rashid Yachts & Marina is planned with 430 wet berths for vessels up to 100 metres, with short-term, seasonal and year-round mooring. The promenade will run along the water with boutiques, restaurants and recreation areas, surrounded by parks and open green zones. Hotels and the QE2 museum are also listed among the district's landmarks.

Amenities in the Building

Residents will have a pool for adults and children, a Splash Pad water area, a barbecue zone and an open Event Lawn. Sports facilities include a padel court, an outdoor gym and an outdoor yoga area. Children get an outdoor play area and the Splash Pad.

Views and Architecture

The facade will face the yacht harbour and the city skyline, and the plans include views of the marina and panoramas of Downtown Dubai. The architecture is set to combine Dubai's maritime heritage with contemporary design. Green spaces, communal meeting areas and quiet corners are part of the site plan. Interiors are planned in a neutral palette with minimalist, carefully selected furniture and modern details, and layouts are designed to open up water views.

Payment Plan and Location

The 80/20 plan starts with 10% on booking. Eight further instalments follow: 10% in April 2026, 10% in October 2026, 10% in April 2027, 10% in October 2027, 10% in May 2028 at 30% construction readiness, 10% in November 2028 at 50%, 10% in June 2029 at 80%, and 20% in July 2030 at 100%. By car, Al Shindagha Heritage District is 15 minutes away, Dubai International Airport 20 minutes, Downtown Dubai 25 minutes and Dubai Marina 30 minutes.
