Flora Isle Beachfront Residences is an eight-storey residential project under construction in Dubai Islands, Dubai. Centurion Development is the developer, and handover is planned for Q1 2028. Apartments are sold as freehold.

Three Buildings on Island A

The project consists of three buildings, Isle 1, Isle 2 and Isle 3, each with 8 floors, set on the shore of Island A. They are arranged in a first line at the beach, with the sea view opening from the windows and balconies. A garden, pools and access to the sea sit between the buildings. A bridge gallery connects the buildings and carries a pool.

Residences and Sizes

There are 290 units in total. One bedroom apartments range from 108.07 m² to 123.22 m², from 3,820,000 AED. Two bedroom units start at 163.51 m² and 5,450,000 AED. Three bedroom apartments measure 315.7 m² to 315.94 m² and start at 10,780,000 AED. The price per m² is 33,331 AED.

Amenities on Site

By design, an infinity pool runs along the waterfront with a view of the shoreline, and a second pool sits on the bridge gallery between the buildings. A garden with paths, a children's playground and a beach volleyball court will be laid out in the courtyard, and a wellness zone will be part of the neighbourhood. Pets are permitted in the building.

Payment Plan and Costs

The payment plan is 20% on booking, 10% during construction and 70% on handover. The service charge is 193.75 AED per m² a year.

Location and Access

Island A places the yacht marina 2 minutes away and Dubai Islands Mall 5 minutes away. The golf course on Island C is 10 minutes away, Waterfront Market 11 minutes and Dubai Festival City 18 minutes. Dubai International Airport is 18 minutes away, the Museum of the Future 25 minutes, Business Bay 31 minutes, Burj Khalifa and Dubai Mall 35 minutes, and Burj Al Arab 40 minutes.
