About the project

Franck Muller Yachting is a new residential building under construction in Dubai Maritime City, developed by London Gate. The project is scheduled for handover in Q3 2028. It will hold 605 residences across 30 floors on a freehold basis, with prices starting from 3,550,000 AED.

Apartments and Sizes

The building will include 2-bedroom apartments from 153.72 m², priced from 3,550,000 AED. The price per m² is 23,094 AED. The project also lists studios from 409 sq ft, Studio L from 553 sq ft, 1 Bedroom from 792 sq ft and 1 Bedroom Plus from 945 sq ft. For two bedrooms, the starting area is 1462 sq ft, and the Plus version is 1655 sq ft.

Payment Plan and Service Charge

A 20% payment is due on booking, 10% during construction and 70% on handover. Seven tenths of the price is paid at the time the apartment is handed over. The service charge is 193.75 AED per m² a year.

Building Design

The main entrance will face Dubai Maritime Promenade, with a 7 metre high lobby behind it. Four podium floors will sit above the entrance level, and a technical floor will separate the residential levels. Interiors will use natural wood, polished metal and marble in light tones, with built-in lighting. Ceilings will be 3 metres in living rooms and bedrooms and 2.4 metres in kitchens. Living rooms will open onto large balconies, and the design will carry compass motifs and deep sea shades linked to the Yachting collection.

Amenities

A 2897.87 sq ft pool will be on the first floor, with sun loungers and cabanas nearby, plus a bar and sunken seating by the water. The same level will hold an indoor zen garden of 828 sq ft and an open one of 484 sq ft, an indoor lounge of 2421 sq ft and an open lounge of 1130 sq ft. Fitness facilities will include an indoor gym of 796 sq ft, an open gym of 484.3 sq ft, a padel court of 2152 sq ft, separate men's and women's spa areas of 442.8 sq ft each, a yoga studio and a sports court. Children will have an indoor play area of 645 sq ft and an outdoor one of 1560 sq ft. An outdoor cinema will cover 1345 sq ft, and a chess area 372 sq ft. A Sky Garden with seating, a barbecue and picnic zone will sit on the roof.

Location and Ownership

The building will stand in Dubai Maritime City, between Port Rashid and the Dubai dry docks. The area lies on an artificial peninsula, and the district has wide promenades with views over the bay. A pedestrian trail will be part of the landscaping, and the project will use eco-friendly materials, energy-efficient systems and landscape design. Each apartment will receive one parking space, and retail units will be located on the entrance level.
