LIV Maritime

LIV Maritime is a 47-storey glass tower under construction on the peninsula of Dubai Maritime City in Dubai. The developer is LIV, a Dubai company. Handover is scheduled for Q4 2028, and 28% of construction is complete.

Apartments and layouts

The project holds 255 units. Two-bedroom apartments range from 117.99 m² to 174.47 m² and start at 3,899,548 AED. Three-bedroom Signature residences range from 239.82 m² to 256.5 m² and start at 7,499,548 AED. Townhouses and duplexes are also part of the plan. Living rooms and kitchens form one open space, windows run from floor to ceiling at 3 metres high, and some apartments have glass corners. Smart home systems are controlled from a phone, and European kitchens are built in.

Views and architecture

The architecture is arranged so that water is visible from every apartment. Townhouses, duplexes and the tower itself are set forward toward the waterfront, with nothing standing in front of the windows. The glass facade is joined by light curved balcony plates. Lower floors step out to the water with townhouses and duplexes, and the tower rises above them, so the building holds the first line of the promenade along its full length. Upper floors are illuminated at night and can be seen from the water.

Amenities floor

Amenities occupy a single floor of more than 29 000 square feet, partly under a roof and partly open air. At its centre is a large pool with the bay and Downtown in view, surrounded by sun loungers, outdoor living rooms and bar counters. A zen garden and outdoor yoga and pilates areas sit on the same level. Inside are a residents' lounge with dining zones, large islands, televisions and games, and a meeting room with projector, sound and video link. Children have a separate play room.

Fitness and spa

LIV FIT is a fully equipped gym with cardio machines, strength equipment and free weights. The yoga studio is a quiet, light space for indoor practice, and outdoor platforms serve those who prefer to train in the open air. A separate spa includes a sauna and a steam room.

Lobby and access

The building is entered through a drop-off area and a double-height lobby inspired by the sea, with gold and bronze metal, marble and soft wave-like lines. A concierge is on duty around the clock. Each townhouse and duplex has its own access card, separate entrance and private lobby, so residents of these homes reach them without passing through the shared hall.

Ownership and payment

Ownership is freehold. The payment plan is 20% on booking, 25% during construction and 55% on handover. Service charge is 215.28 AED per m² a year.
