Rise By Athlon 3 is a residential project by Aldar in Wadi Al Safa 5, Dubailand, Dubai. It is under construction, with handover scheduled for Q1 2030. Apartments are offered freehold, with 2 and 3 bedroom layouts.

The project holds 120 apartments across 4 floors. Two bedroom units start at 159.08 m² and from 2,877,301 AED. Three bedroom units range from 192.65 m² to 194.1 m² and start from 3,257,179 AED. The price per m² is 17,003 AED.

Payment Plans

Four payment plans are available. The 40/60 plan takes 30% on booking, 50% during construction and 20% on handover. The standard 60/40 plan takes 20% on booking, 40% during construction and 40% on handover. The 80/20 plan takes 15% on booking, 25% during construction and 60% on handover, with a 2% discount. The 100% plan carries a 4% discount.

A Building with Its Own Theme

Rise By Athlon 3 is part of the wider Rise by Athlon ensemble, made up of eight themed residences: five towers and three low rise buildings. Each building has its own name and its own club space. Cyan Tower will have a Recovery Studio with a cold plunge pool, sauna and recovery rituals. Neon Tower will have a Social Fitness Hub. Azul Tower will include a simulator for games and golf. Teal Tower will have The Workshop for bicycle assembly and tuning, with access to the track. Magenta Tower will hold the Rhythm Room, a sound studio for listening to music, writing tracks and rehearsing. Foundry Residence will have the Mind & Body Library, Grid Residence interactive play zones and Tempo Residence a private cinema. Towers will be angled by design to increase natural daylight and open up views.

Sport and Movement

The community will provide parks, running and cycling loops, and a connection to the 86 km Al Qudra cycling track. Within Athlon there will be a 4.6 km trail running loop, a 3.7 km cycling loop and a 2.2 km family route, plus access to seven clubhouses. Rise By Athlon 3 residents will have two internal loops of different pace, Active Loop and Recovery Loop. A main gym will sit in a terraced podium that flows into the central park, with outdoor platforms for powerlifting, strength training and HIIT. A running track, cycling ring and family route will run among the green parks, and splash pads, a padel court, basketball court, table tennis and a MUGA court are planned. The community-wide Athlon amenities also include a pump track, climbing wall, obstacle course, skate park, sports and family pools and a children's water area.

Health, Services and Setting

The project is targeted for preliminary LEED Platinum certification and Fitwel certification, with air and noise monitoring, photovoltaic systems and electric vehicle charging. Daily services will include organic grocery delivery, apartment cleaning, pet care and car repair, along with fitness classes, nutrition consultations, first aid courses, tutoring and elder care programmes. Before moving in, residents will be able to use vetted fit out contractors, a moving service and an offer of furniture, appliances, electronics and curtains, plus short and long term rental services and home automation. The district sits within one of Dubai's large green areas, with Dubai International Airport 25 minutes away and Jumeirah Beach 30 minutes away. Service charges are 167.92 AED per m² per year.
