Rise By Athlon 4

Rise By Athlon 4 is a residential building in Wadi Al Safa 5, Dubai, developed by Aldar with Dubai Holding as part of the Rise by Athlon community. It is under construction and handover is scheduled for Q4 2029. The building will have 4 floors and 66 units, all 3-bedroom apartments.

Apartments and layouts

The 3-bedroom units start at 194.14 m² and at 3,301,187 AED, with a price of 17,004 AED per m². Across the wider Rise by Athlon project there will be more than 1200 apartments with one, two and three bedrooms, including options with a maid's room and apartments with a terrace. Ownership at Rise By Athlon 4 is freehold, and the service charge is 167.92 AED per m² a year.

Payment plans

Several payment schedules are available. The 40/60 plan takes 40% during construction and 60% on handover. The Standard 60/40 plan takes 60% during construction and 40% on handover. The 80/20 plan takes 80% during construction and 20% on handover and carries a 2% discount. The 100% plan carries a 4% discount.

Eight themed buildings

Rise by Athlon will comprise eight themed buildings: five towers and three low-rise buildings, each with a club space for a particular activity. Cyan tower will hold a Recovery Studio with a cold plunge pool, sauna and recovery practices. Neon tower is planned with a Social Fitness Hub with training zones. Azul tower will have a next-generation game simulator. Teal tower will house The Workshop for bicycle tuning and assembly next to the track. Magenta tower is planned with the Rhythm Room, a home music studio. Foundry Residence will hold the Mind & Body Library, Grid Residence will have interactive game zones, and Tempo Residence will have a private cinema with a large screen and soft seats.

Routes and community tracks

Two routes will run between the buildings. The Active Loop will link outdoor gym equipment, padel courts, pools and play areas, while the Recovery Loop will pass a mindfulness terrace, a yoga pavilion, nature trails and wellness gardens. In the Athlon community there will be a 4.6 km running loop, a 3.7 km cycling ring and a 2.2 km family route, and the community cycle path is due to connect to the 86 km Al Qudra track.

Sports and wellness

A main gym is planned in a terraced podium that will lead into the central park. Rise by Athlon will have a golf simulator and a yoga studio, and outdoor platforms for powerlifting, HIIT and strength training are planned. The amenities plan lists a skate park, a balance training zone, a stretching area and a children's calisthenics station. Residents will have access to the Athlon community sports network: a climbing wall, an obstacle course, a pump track, a basketball court, a multifunctional court, padel courts and table tennis tables. Pools will include a family pool, an adult pool and a plunge pool, alongside a spa and a Recovery Room.
