About the project
Seascape is a new residential development under construction in Mina Rashid, Dubai, built by Emaar Properties. The project is scheduled for handover in Q4 2026 and construction is 79% complete. It is a freehold address with 402 units.
The buildings and apartment choice
Seascape consists of four buildings set by the yacht harbour and the swimming pool channel in Mina Rashid. Building 1 rises 18 floors and includes 149 apartments. Building 2 has seven floors and 54 apartments, Building 3 has eight floors and 56 apartments, and Building 4 has six floors and 141 apartments. By design, residents will be able to choose between a high rise building and one of the lower buildings, while sharing the common walking territory.
The swimming channel at the door
The complex will open directly onto the pool channel. This will be the longest swimming channel in Dubai, and it will run right up to the buildings. The development also has its own pool. The channel will be lined with palms and cabanas, with space for swimming and for resting in the shade.
The marina
The quarter combines housing with a fully equipped marina, and the residential buildings stand a few steps from the berths. The berths will take yachts up to 100 metres in length, and a place can be taken for one night, for a season or for a year. A multilingual marina team will assist yacht owners around the clock.
Parks and sport
Six neighbourhood parks in the quarter will be connected to one another. The Linear Edge Leisure & Wellness Park will serve rest and health, and the Neighbourhood Park & Plaza will combine a park and a square. A public park will adjoin the complex directly, with a direct exit to the landscaped promenade. Sports courts will be provided, together with a children's playground and splash fountains, and separate areas will be set aside for skating. Dogs will have their own park. Residents will be able to train at an open air fitness area or in the complex's own gym, and a rooftop terrace will add another place to rest outside the apartment.
Around the quarter
The promenade will include floating restaurants, and cafes, lounges and beach bars will line the walk, with shops completing the walking part of the quarter. A pedestrian bridge, a boutique hotel and hotel platforms on the water are planned for the quarter. A ferry station and a private beach club will also be part of the area. The QE2 liner and Founder's House are located in the quarter. The theatre, the museum and the former palace of Sheikh Saeed can be reached on foot, and Al Ghubaiba metro station is nearby.
Views and prices
The complex will look out onto the harbour and the blue horizon of the gulf. From the promenade the Dubai skyline will be visible, and the Burj View axis runs through the quarter toward Burj Khalifa. Apartments are priced from 1,690,000 AED, at 23,233 AED per square metre. The project account is held with Dubai Islamic Bank.
