About the project
Nouran Living is a twelve-floor residential building planned by Aldar in the Marina District on Al Saadiyat Island in Abu Dhabi. Apartments are available for freehold purchase, and the project is under construction with handover scheduled for Q4 2027, when 10% of the work is complete. Prices start from 900,000 AED.
Apartments and layouts
The building will contain 379 units in total, with studios and one, two and three bedroom apartments. Studios range from 29.82 m² to 30 m² and start from 900,000 AED, while two bedroom apartments start from 109.44 m² and 2,500,000 AED. One bedroom apartments are planned in five layout types, Type A to Type E, and two bedroom homes in four types, Type 1, Type 2 with a maid's room, Type 3 and Type 4. Three bedroom apartments include a maid's room, a study and wardrobes in the bedrooms. Buyers will choose between light and dark interior finishes. The price per square metre is 21,838 AED, and the service charge is 193.75 AED per m² a year.
Payment plan
The payment plan is divided into 12% on booking, 55% during construction and 35% on handover. A 2% administrative fee is paid separately.
The Courtyard and pools
A green podium called The Courtyard is planned as a shared space for residents to meet and relax. Two pools will serve the building: The Oasis for adults and The Splash for children. Some apartments on the second floor are listed with an Inner Courtyard View or a Park View.
Sport and wellness
Sports facilities will include the indoor and outdoor gyms, Sports Hall, Padel Point, a tennis court and the running track Stride Lane. The building is designed to Pearl 3 Estidama and Fitwel 3-Star standards. Electric vehicle charging stations are planned in the parking area.
Shared spaces and daily practicalities
Residents will have access to a clubhouse, the Hub Lounge, a multipurpose events hall and the Cinelounge cinema room. There will also be a Collab Loft and a Reading Nook.
