About the project

Akala Residences is a new-build project by ARADA in The Dubai International Financial Centre (DIFC), Dubai. The first tower, of 52 floors, will hold 284 freehold apartments and is scheduled for handover in Q4 2029. Construction has reached 2%.

Residences and layouts

The first tower holds residences from one to six bedrooms. One-bedroom apartments will range from 96.24 m² to 130.69 m², from 3,799,000 AED. Two-bedroom homes will run from 160.03 m² to 194.26 m², from 6,020,000 AED, and three-bedroom homes from 240.31 m² to 340.48 m², from 12,445,000 AED. Four-bedroom apartments will measure 338.91 m² to 436.44 m², from 18,380,000 AED. Five-bedroom residences will start at 581.26 m² and 34,545,000 AED, and two six-bedroom residences will crown the top of the building, from 1359.02 m² and 88,000,000 AED.

Two towers on a shared podium

Akala Residences will consist of twin towers standing on a shared podium. Both towers will hold residences, and the second will add a hotel. This release sits in the 52-storey first tower: one and two-bedroom apartments on the lower floors, three-bedroom homes from the 19th floor, four and five-bedroom residences on floors 41 to 49, and the two six-bedroom homes at the very top. The apartments will look out over the city through floor-to-ceiling windows, some directly toward Burj Khalifa.

Spa, wellness and sport

The podium will house a spa and wellness floor, and the Everwell longevity clinic will occupy a separate floor. The spa will centre on a thermal circuit: two seawater pools for thalassotherapy, a eucalyptus steam room, an infrared salt room and a Finnish sauna, then a cold plunge, an ice room and a jacuzzi, with rest rooms for halotherapy and warm loungers. The spa will have eight treatment rooms, separate male and female, and VIP suites with their own jacuzzis. The Formative club will hold an indoor lap pool, gym floors with strength and cardio equipment, trainer capsules, and studios for yoga, barre, meditation and floating, plus a cryochamber, a hyperbaric chamber and a red light wall. The pilates studio will have more than ten reformers, among them the Mega Reformer.

Outdoor pools and residents' club

An open deck will carry an L-shaped pool, a separate children's pool and a poolside bar. Residents will have their own raised deck with a temperature-controlled pool and an open-air jacuzzi. The residents' club will gather neighbours in a lounge, a private cinema and an open amphitheatre. An organic restaurant and a cafe with a seasonal menu will serve food.

Certificates, ownership and payment

The building holds preliminary LEED Gold and WELL Silver certificates, for the environmental performance of the building and the health of residents. The project is registered with the Dubai Land Department, and buyer funds go to an escrow account at Commercial Bank of Dubai. The payment plan is 10% on booking, 30% during construction and 60% on handover. Service charge is 376.74 AED per m² a year.
