Armas By Zenith is an under-construction residential building in Dubai South, Dubai. Zenith Ventures Real Estate Development is the developer, and handover is scheduled for Q3 2027. The building will hold 64 units across four floors, with a ground floor and four floors by design.

Homes and layouts The home mix comprises studios and one and two bedroom apartments. Studios will range from 62.9 m² to 69.49 m² and start at 1,083,452 AED. One bedroom units will run from 83.15 m² to 104.07 m², starting at 1,342,529 AED, and two bedroom units from 102.29 m² to 217.02 m², starting at 1,541,607 AED. Layouts are planned around functional use of space, and every home will have a spacious glass balcony. Interior finishes are planned in a modern minimalist style with clean lines, open spaces and custom materials. The full specification for a chosen apartment can be confirmed before booking, and the developer may substitute materials with equivalent ones, with only the contract having force.

Ownership and payment Ownership will be freehold. The price per m² is 16,140 AED, and the service charge is 129.17 AED per m² a year. Payment plans provide for settlement after handover. Under a 10/90 structure, 10% is due on booking, 0.75% on handover, and 89.25% after handover across 120 months. Under a 30/70 structure, 30% is paid during construction: 10% on booking, 20% during construction, then 0.4% on handover and 69.6% over 120 months after handover. The remaining share of the price is paid after the keys are received, and a discount applies for full payment.

The building The single G+4 building is planned as a compact, well-equipped residential block in a designated residential sub-zone. The ground floor of 1834.43 m² will contain pedestrian and vehicle entrances, a reception desk, a waiting area with comfortable armchairs, lift shafts and technical rooms. The project includes 71 parking spaces and its own car wash. Security and technical maintenance will operate around the clock. A rooftop amenity area with a panoramic view is planned, along with a green area.

Amenities A swimming pool with a Leisure Pool Deck terrace will be provided for time by the water. The gym will have modern equipment, free weights and experienced trainers. A children's playground is planned for families, and a barbecue area for gatherings. The lobby is designed with comfortable seating and a warm feel.

Location The building sits in Dubai South Residential District, close to district parks and the extension of the Expo 2020 metro line. A drive to Al Maktoum International Airport takes around seven to ten minutes, and Expo City Dubai is ten to fifteen minutes away.

The developer Zenith Group was founded in 2006 and works as a full-cycle company, keeping architecture, construction and management services within its structure. Its in-house team handles architectural and interior design and the full cycle of construction work. The group also covers smart home and home automation systems, decorative craft items and decor, and property management and short-term holiday home rental services.
