The Collective

The Collective is an off-plan residential building under construction in Dubai South, Dubai, developed by Bold Living. The project is scheduled for handover in Q1 2028 and is 6% complete. It is a boutique mid-rise building of 6 floors with 95 units, and the first floor and six floors above it make up a G+6 structure.

Apartments and Sizes

The building has 1 bedroom apartments from 76.46 m² to 91.97 m², from 1,050,000 AED, and 2 bedroom apartments from 93.27 m² to 101.45 m², from 1,425,000 AED. Apartment areas range from 680 to 1 150 sq ft. The 1 bedroom 1B-01 layout has 62.51 m² inside and a balcony of 29.24 m², 91.76 m² in total, with a bedroom of 4.55 by 4.15 metres and living and dining space of 3.75 by 4.00 metres. The corner 2 bedroom 2B-04 has 86.96 m² inside and a 6.59 m² balcony, 93.56 m² in total, and is planned on the first floor and on every floor from the second to the sixth. Some 2 bedroom layouts include a corner unit with an open work niche measuring 1.65 by 2.61 metres.

Furnished Interiors by BOLD Bespoke Design

Each apartment will be handed over fully furnished and ready to rent, with furniture and interiors by BOLD Bespoke Design. Interiors will include quartz worktops, LED lighting and readiness for a smart home system. The brand began as a furniture and interiors label and grew into the developer itself, and it selects materials for its furniture by hand, from rare woods to fabrics.

Rooftop and Amenities

The roof will be divided into zones. Azure will hold water with an infinity edge, sun loungers and tents at the water's edge, in a Mediterranean blue. Pulse will have shaded tents, a lounge by the water and live DJ music, and Gather will set out tables for outdoor dinners and a lounge with outdoor sofas. The building will have a swimming pool, a restaurant, a gym, a cinema room, a barbecue area, a landscaped garden, a children's play area, a concierge service, a lobby and a lounge area. The gym occupies 11.75 by 7.80 metres on the floor plan, and the club room measures 11.15 by 7.20 metres.

Ownership and Payment

Apartments will be sold as freehold, and the project has an escrow account at Emirates Islamic Bank. The payment plan is 25% on booking, 25% during construction and 50% on handover. The service charge is 193.75 AED per m² a year, and the price per m² is 13,249 AED. An apartment can be resold before handover once part of the price has been paid.

Location and the District

The building stands between Expo City and Al Maktoum airport, 5 minutes by car from Expo City. GEMS Founders School is 1 659 metres away by road. Etihad Rail will provide a direct rail link to Abu Dhabi and DIFC. Dubai South is the largest single urban project in the UAE, with a master plan for more than a million residents, and it has more than 500 000 jobs. The expansion of Al Maktoum airport will add 132 000 jobs, and the Expo City and DWTC corridor already draws more than 40 000 specialists. Fewer than 3 000 apartments are planned in the district, and only 850 are under construction now. The Dubai Land Department counted one and a half times more transactions in Dubai South in 2024 than the year before.
