Avarra by Palace

Avarra by Palace is a residential tower under construction in Business Bay, Dubai, developed by Emaar Properties. The building is planned for handover in Q2 2031 and will contain 688 apartments across 75 floors. Homes are offered as freehold.

The building and its layout The tower will stand as a single volume with a podium and an underground section. Levels B1 and B2 sit below ground, with ground floor G and podium levels P1 to P11 above. Apartments are distributed between the lower and the tower sections: the one bedroom B series is placed on podium levels, while the three bedroom C series will occupy floors 54 to 74. A retail unit is planned within the building.

Apartments and layouts Buyers can choose from one to four bedroom homes. The one bedroom units range from 73.39 m² to 76.92 m², the two bedrooms from 112.69 m² to 134.62 m², the three bedrooms from 152.36 m² to 168.8 m², and the four bedrooms from 392.61 m². Of the 688 units, 234 will have two bedrooms, 118 will have three and 21 will have four. Several series include a separate foyer, a laundry room and a walk-in wardrobe, and some layouts have two balconies. Wide glazing and balconies are designed to frame views of the sea and the Burj Khalifa skyline, with Downtown Dubai among the viewing directions. Floor plans carry a north indicator, and a series name corresponds to different apartment numbers depending on the floor.

Hotel-branded services and shared spaces The project sits under the Palace Hotels + Resorts brand, which brings personalised services to the residences. A warm palette is intended to connect apartment interiors with the brand's aesthetic. Riads complement the apartments within the project. Residents will have access to an infinity pool with a pool deck, a common landscaped garden, a BBQ and picnic area, a multi-purpose room, a gym, an outdoor fitness area, a yoga zone, a kids pool area and a kids play area.

Prices and payment Apartments start from 2,709,888 AED for a one bedroom, from 4,353,888 AED for two bedrooms, from 5,904,888 AED for three bedrooms and from 13,382,888 AED for a four bedroom. The price per square metre is 32,635 AED. The payment plan is split into 10% on booking, 80% during construction and 10% on handover. The annual service charge is 182.99 AED per m².

Getting around Burj Khalifa / Dubai Mall metro station, bus stops and marine transport stations serve the area. The marine stations include Godolphin Marine Transport Station and Sheikh Zayed Road Marine Transport Station. Downtown Dubai and Dubai Mall are a few minutes away, and the surrounding district contains high-rise buildings, office centres and the city canal.
