Azizi Abraham

Azizi Abraham is a residential building under construction in Downtown Jebel Ali, in the Jabal Ali Industrial Second district of Dubai. Azizi is the developer, and the project is scheduled for handover in Q4 2027. Construction has reached 2 percent.

Apartments and sizes

The building has 414 units across 16 floors, with studios and apartments of one, two and three bedrooms. All four layouts have a balcony. The smallest is a studio of about 29.6 m², and the largest is a three-bedroom apartment of about 137.9 m². The unit mix spans 29.6 to 137.9 m², and one-bedroom apartments start at 64.38 m² and 1,110,000 AED. By design, the three-bedroom balcony runs 17.2 m, and the two-bedroom balcony 10.2 m.

Ownership and payment

Apartments are sold freehold, with ownership registered without a time limit. JAFZA has few freehold residential buildings, and Abraham is one of them. The payment plan is 20 percent on booking, 30 percent during construction and 50 percent on handover. Buyer funds go to the project escrow account held at Ajman Bank.

Amenities

The building is planned with infinity pools on the roof, and adults and children will have separate pools. Saunas, jacuzzis and steam rooms are part of the plan, along with a fully equipped gym and a cinema room for residents. Outside, running tracks and cycle paths are laid out, and residents will have a barbecue area and a multifunctional hall. There will also be a children's playground and a private pool. Premium retail space is planned within the building.

Getting around

The metro station is next to the building, and Sheikh Zayed Road has a direct exit from the house. Life Pharmacy and Sheikh Zayed Road are right by the house, and the metro line starts at the doorstep. Al Maktoum International Airport (DWC) is within easy reach. Parking spaces are planned with a margin, and the building will be guarded around the clock.

The area

More than 100 Fortune Global 500 companies operate in the free zone and around it. Ibn Battuta Mall is ten minutes from the house, The Outlet Village a few minutes away. Jumeirah Lake Towers, Dubai Marina, JBR and Expo City Dubai are each a quarter of an hour away, and Dubai Parks & Resorts with Legoland the same. Palm Jebel Ali is twenty minutes away. NMC Specialty Hospital, a University of South Wales campus and Dubai Exhibition Centre are among the addresses around the house, and JBR Open Beach is a seaside option. Service charge is 172.22 AED per m² a year.
