Samana Portside is an under-construction residential building by Samana in Downtown Jebel Ali, within the district of Jabal Ali Industrial Second in south-west Dubai. The project holds 134 apartments across 9 floors, and handover is scheduled for Q2 2029. Apartments are sold as freehold, with 1 bedroom units starting from 1,090,000 AED.

Apartments and layouts The building has a single residential block, Building 1. One bedroom residences come in types 1, 2 and 3, and one bedroom apartments can be converted into two bedroom homes, while two bedroom variants allow three bedrooms. Every one of these types includes a private pool. Separate typical plans are drawn for levels 2, 4, 6 and 8 and for levels 3, 5, 7, so the position of a layout in the building depends on the floor chosen.

Dimensions and specification Room sizes are measured along structural elements, without wall finishes and construction tolerances, and furniture orders require the dimensions of the finished room. Apartment area is calculated along the axes of walls between neighbouring units and the outer faces of external walls, including the outer face of the corridor wall, so the stated figure is not the free floor area for furniture. Balconies are measured along the axes of dividing partitions, the outer edge of the railing and the outer face of the adjoining wall. The size of a specific apartment is fixed in the sale and purchase agreement. Interiors will focus on natural light, functionality and a light character, with durable materials for everyday use; the developer may substitute materials with equivalent ones, and only the contract has force.

Price and payment Prices start at 1,090,000 AED for a 1 bedroom apartment, at 15,840 AED per m². The payment plan is 15% on booking and 85% during construction. Service charge is 161.46 AED per m² a year. The escrow account is held by Abu Dhabi Commercial Bank.

Amenities in the building Amenities include a BBQ area, an indoor cinema, a club house, an indoor gym on the first residential floor and an outdoor gym, a kids' play area, a kids' pool, a lobby, a marina, a retail space, a spa, a pool with a pool deck, and a walking path. The ground floor combines housing with retail units, Retail 01-06, handed over in Core and Shell condition, with bathrooms fitted by the tenants. The main entrance and the entrance lobby are on the lower level, passenger lifts Lift 01 and Lift 02 are joined by a separate service lift, and vehicles have their own entry and exit with ramps connecting the ground and underground levels.

The wider district More than one hundred Fortune 500 corporations operate in Jebel Ali, and Jebel Ali Free Zone is nearby. Expo City Dubai brings together business life, culture and public spaces. Future infrastructure includes The Loop, a planned 93 kilometre climate-controlled pedestrian and cycling corridor, and Palm Jebel Ali, planned with about 110 kilometres of coastline and more than 80 hotels and resorts, including beach clubs and public parks, and intended to be twice the size of Palm Jumeirah.
