Binghatti Skyrise

Binghatti Skyrise is a freehold residential complex under construction in Business Bay, Dubai, built by Binghatti. Handover is planned for Q4 2027, and 36% of the work is complete. The development will have 3327 apartments across three towers, with 51 floors in total.

Apartments and Sizes

Studios start at 40 m², and one-bedroom apartments range from 77.18 m² to 94.94 m², with prices from 2,163,249 AED. The price per m² is 28,017 AED. Plans also include apartments with two and three bedrooms. Every layout will include a balcony. Apartments sit on the residential floors, high above the streets of Business Bay, with only technical floors and the roof above them.

Finishes

Interiors will combine marble and natural wood. The stone palette includes fluted travertine, travertine marble and Calacatta Greek marble, alongside wood-effect and standard porcelain tiles. Wood veneer and champagne-coloured metal add warmth, while mirror and Corian form the light surfaces. Large windows will frame the Dubai skyline.

Amenities

Residents will have an artificial beach, a pool lit by the city lights, and a private golf course within the complex. There will be an indoor gym, padel and tennis courts, a running track and a skate park. A children's playground is planned, pets will be allowed, and electric vehicle charging will be available on site. Concierge service will operate in the building.

Shops and Daily Life

The ground floor will hold 31 shops, so everyday errands can be handled in the complex itself. The site covers 26,933 m², with underground levels and parking beneath the towers.

Location and Ownership

The complex sits in the centre of Business Bay, 2 minutes from Dubai Canal, 5 minutes from Burj Khalifa and Dubai Mall, 7 minutes from Dubai Financial Centre and Dubai Design District, 9 minutes from Coca-Cola Arena, and 10 minutes from the Ras Al Khor reserve. Apartments are sold as freehold, and buyer funds go to an escrow account held at Dubai Islamic Bank. The payment plan is 20% on booking, 50% during construction and 30% on handover. The service charge is 215.28 AED per m² a year.
