Al Habtoor Tower

Al Habtoor Tower is a residential tower under construction in Business Bay, Dubai, developed by Al Habtoor Group. It is planned for handover in Q4 2026, with construction 90% complete. The building will stand in the centre of Al Habtoor City on the bank of Dubai Water Canal.

Apartments and layouts

The tower will hold 1721 units across 86 floors, with apartments occupying floors 8 to 84. Homes are planned with one, two and three bedrooms, from 81.01 m² to 467.67 m², and a five-bedroom residence from 843.65 m². Apartments will have balconies, and some layouts will include dressing rooms or a separate maid's room. On the 82nd floor a three-bedroom apartment will measure 358 m² with an additional balcony of 115 m², 473 m² in total. Smart home control of lighting and climate will be fitted in every apartment.

Amenities on three levels

Shared facilities are grouped on floors 8, 47 and 70, each with an infinity pool and a relaxation terrace. The 8th floor will have two pools: an outdoor pool facing the city and a separate indoor pool. The amenity decks will give a 360 degree view of the city, and the pools a 270 degree panorama of Dubai. Two padel courts will sit beside the main fitness centre, which will be zoned with an open plan. A spa with massage, steam room and sauna, a library, quiet zones, event halls and a children's centre are also planned. A barbecue area, cafe, restaurant, retail space, tennis court, sports ground, rooftop terrace, sauna, parking and security are part of the plan.

Dining and services

A Sky Restaurant will occupy the 70th floor with a city panorama, and a Sports Café will show matches on large screens. Cafes and restaurants in the tower will serve residents. The lobby will have a reception service, and 18 high-speed lifts will serve the 86 floors. Cars will be left on a closed, guarded car park with separate guest spaces and electric vehicle charging. Access control and round-the-clock security will cover the building.

Views and location

Apartments will look out over the city and the sea. The tower will rise beside Dubai Water Canal, with hotels, the La Perle by Dragone water show, Al Habtoor City Boulevard and Al Habtoor Sports Hub around it. Dubai World Trade Centre is 10 minutes away, Emirates Towers and Dubai Airport DXB 15 minutes, Dubai Creek 20 minutes. Mall of the Emirates and Burj Al Arab are 12 minutes away, Palm Jumeirah and Dubai Marina 15. Safa Park, Jumeirah Beach and Sunrise Beach, Medcare hospital, Emirates International School Jumeirah in 10 minutes and Emirates International School Meadows in 20 are nearby. Al Maktoum Airport DWC is 35 minutes away and Abu Dhabi Airport 1 hour 15 minutes.

Prices, finishes and payment

Prices start at 1,948,000 AED for a one-bedroom apartment, at 4,512,546 AED for two bedrooms, 8,106,599 AED for three bedrooms and 60,076,006 AED for the five-bedroom residence. Price per m² is 22,405 AED and the service charge is 172.22 AED per m² a year. Ownership is freehold. Interiors will be finished with RAK Ceramics tiling, Jotun paint, Omani Beige marble thresholds and kitchens with MDF cabinets under glossy paint and white quartz worktops. Payment follows a plan with 20% on booking, 30% during construction and 50% on handover, or 25% on booking, 20% during construction, 5% on handover and 50% after handover.
