Urban Life Residences is a residential building under construction in Business Bay, Dubai, developed by Urban Properties. The developer plans to hand over the completed building in Q4 2026, and construction is 80% complete. Urban Life Residences will hold 147 apartments across 15 floors and is freehold.

Apartments and sizes

The building will have studios, one bedroom and two bedroom apartments. The one bedroom units range from 72.22 m² to 83.56 m² and start at 1,855,311 AED. By design, the average studio will measure 453 sq ft, the average one bedroom 920 sq ft and the average two bedroom 1666 sq ft. Apartments will be finished with materials from well known international brands and will have city views.

Amenities in the building

Residents will have open gardens, landscaped green areas and a children's playground. The building will include a gym, a swimming pool with a view of the Dubai skyline, a spa and a sauna. For gatherings there will be a residents' club, a games room and a private cinema. A coworking space and business centre will also be part of the project, along with concierge service and security.

Getting around

Business Bay metro station will be a 5 minute walk from the building, and the Dubai Canal Promenade 3 minutes on foot. Sheikh Zayed Road and Al Khail Road will be directly reachable from the building. Dubai International Airport DXB will be 20 minutes away by car, Jumeirah Beach 10 minutes, and Kite Beach and Dubai Butterfly Garden 15 minutes each. Burj Khalifa and Dubai Mall will be close to the building.

Payment plan

The payment plan for one bedroom apartments will be 20% on booking, 15% during construction, 15% on handover and 50% after handover. For two bedroom apartments it will be 20% on booking, 10% during construction, 10% on handover and 60% after handover. A 4% DLD fee applies separately. Buyer funds will be held in an escrow account at Sharjah Islamic Bank.

Costs and handover

Prices start at 1,855,311 AED, which equals 23,433 AED per m². The service charge will be 204.51 AED per m² per year. The building is planned for handover in Q4 2026, with apartments delivered finished.
