About the project
Binghatti Starlight is a residential tower under construction in Al Jadaf, Dubai, developed by Binghatti. Handover is planned for Q4 2026, and construction is 63% complete. The building will hold 510 apartments, and freehold ownership applies.
The tower and its facades
The project is a single tower with 21 floors and one retail space on the ground floor. By design there are 20 residential floors, a roof above them and three underground levels below. The plot measures 4116.78 m² and carries one building. The facade will be made of hexagonal facets scattered across the tower, and these facets will catch the Dubai sun, creating a play of light and shadow over the exterior. The celestial theme runs through the whole building, from architecture to amenities.
Apartments and balconies
Every layout has a balcony, from the smallest studio to the two-level apartments. Studios have balconies from 8.00 to 18.27 m², and one bedroom apartments reach up to 69.20 m² of balcony, more outside space than the 58.03 m² inside in one case. Apartment areas with the balcony run from 38.57 to 244.80 m². The 2 bedroom units for sale range from 110.6 m² to 141.17 m² and start at 2,016,300 AED. Two bedroom types 04 and 05 are arranged over two levels with an internal staircase. In type 04 the interior is 117.03 m² with a 125.18 m² balcony; type 05 has 131.49 m² inside, a 113.31 m² balcony and 244.80 m² in total, with a 28 m² living and dining room, a 20 m² master bedroom, a 17 m² second bedroom and a 7 m² kitchen.
Pool, gym and shared spaces
A pool with a deck will sit on the first floor, with overflow water draining through the edge into a channel and a lifeguard chair at the rim; diving is not permitted. The same floor holds a gym for men and women with an aerobics area, men's and women's changing rooms with showers and lockers, and a play zone for children. A landscaped garden and planted open air areas complete the amenities. Shared spaces for meeting neighbours are filled with daylight. Residential corridors are 1.80 m wide, and lift lobbies extend to 2.40 m. Apartments are finished in muted tones with dense textures, and the windows are large, framing the Dubai skyline.
Price, payment and ownership
The price per m² is 15,782 AED, and the service charge is 172.22 AED per m² a year. Payment follows a 20/80 plan: 20% on booking and the remaining 80% on handover, or the apartment can be paid in full at once. A DLD fee of 4% and an administrative charge apply on top. The project escrow account is held at Emirates NBD. Three apartments remain for sale, all with two bedrooms.
