Casa Altia

Casa Altia is a twelve-storey residential tower under construction in Al Furjan, Dubai, built by Yas Developers. The building will hold 72 apartments, and handover is planned for Q1 2028. Homes are offered on a freehold basis.

One tower on a podium

The building has a single twelve-floor block with no other towers around a shared courtyard. Its lower levels form a podium: The Galleria, a shopping gallery for the house, and parking. Above the podium sits a separate one-floor level called Casa Azul, apartments run from the second to the twelfth floor, and the top of the tower is given over to residents. Parking includes charging points for electric cars.

Apartments from one to three bedrooms

Homes range from one to three bedrooms. One-bedroom apartments start at 92.53 m² and 1,796,800 AED, two-bedroom units run from 116.41 m² to 135.73 m² and start at 2,259,400 AED, and three-bedroom homes start at 175.96 m² and 3,428,200 AED. Three-bedroom units in series 04 repeat from the second to the twelfth floor and add a large open balcony; one such layout measures 1894 sq ft, and another has 1449 sq ft inside plus a balcony of 445 sq ft. One-bedroom apartments will be finished with clean lines, soft textures and hardware from known brands. The price per m² is 19,409 AED, and the service charge is 139.93 AED per m² a year.

Amenities in the building

An infinity pool heads the amenity list, and the roof will hold residents' recreation areas with panoramic views. Inside the tower are The Fit Club gym, a sauna, a club house and a children's play area. A Grand Entrance Lobby forms the entrance to the house, and lifts rise from it to the apartments.

Getting around

The house sits in Jabal Ali First, Al Furjan. Al Furjan metro station is 7 minutes away and Discovery Gardens station 8 minutes away. Ibn Battuta Mall and the Expo site lie at an equal distance from the house, Palm Jumeirah is 23 minutes away and Al Maktoum airport 36 minutes away. Circle Mall and Dubai Marina Mall are also among the malls in the surroundings.

Payment plan

Booking requires 20 percent of the price plus the 4 percent DLD fee. A further 40 percent is paid in eight installments during construction, and the remaining 40 percent falls due on handover. Buyers' funds go to the project escrow account at Mashreq Bank. The building is still under construction, so occupation or renting out will only be possible after handover.
