Orvessa Residences

Orvessa Residences is a new residential building under construction in Al Furjan, Dubai, developed by BnW Developments. The building will have 14 residential floors above a podium, and handover is scheduled for Q3 2028. Construction has reached 1%.

Apartments and Sizes

The building will contain 92 units: 52 with one bedroom, 30 with two bedrooms and 9 with three bedrooms, plus commercial units from 187.11 m². One bedroom apartments will range from 104.24 m² to 104.33 m², two bedrooms from 141.96 m² to 146.97 m², and three bedrooms from 148.65 m² to 149.39 m².

Balconies

Balcony areas will differ between apartments of the same type. A one bedroom type A on the second level will have a balcony of 38.51 to 40.68 m². A two bedroom type C on the ninth level will have a balcony of 24.87 to 43.81 m², and the smallest balconies, on the one bedroom type D, will measure 6.20 to 10.37 m².

Amenities

Residents will have two pools: one on the roof and one on the level above the entrance, alongside a deck and terrace. A gym with changing rooms, a steam room and a sauna will complete the water and fitness areas. The building will also include a children's play area, a children's pool, a family zone, a barbecue area, a yoga terrace, a coworking space, a lounge, a lobby and parking.

Design and Layouts

The facade will follow the movement of an ocean wave, and curved balconies will be connected with greenery. Windows will run from floor to ceiling. Every published layout includes a guest bathroom, and a walk-in closet appears in all one bedroom apartments and in the two bedroom type A.

Ownership and Payment

Ownership will be freehold. Prices start at 1,781,037 AED, at 17,071 AED per m². The payment plan is 20% on booking, 10% during construction and 70% on handover. The service charge will be 193.75 AED per m² a year.
