Damac Lagoon Views 11 is a residential project by Damac in the Damac Lagoons district of Dubai, next to the DAMAC Hills community. Construction is under way: the building is 43% complete and handover is planned for Q2 2027. Apartments are sold as freehold.

The building and its units

The project consists of four buildings, 11A, 11B, 11C and 11D, each rising 7 floors, with 322 units in total. Apartments have 2 bedrooms and range from 146.75 m² to 166.94 m². Prices start at 2,496,000 AED, at 14,969 AED per m², and 2 bedroom units start at 2,499,000 AED. Apartments are sold in freehold ownership, registered in the buyer's name.

Water, gardens and shared spaces

The four buildings stand in a quarter with lagoons and artificial beaches, and pools, gardens and water lie between the houses. A pool bar lets residents take a drink without leaving the water, and there are floating sun loungers. A bridge crosses the water, and a landscaped garden with paths runs between the buildings. Amenities include a children's playground, a barbecue area, a club house and a hall for events.

Sport and evening programme

Residents will have a gym, a tennis court, a sports ground and a yoga studio. In the evening the courtyard will host music and open air cinema, with opera evenings and flamenco dancing. A cinema hall is part of the amenity list.

Payment plan and service charge

The payment plan is 15% on booking, 45% during construction and 40% on handover. Buyer funds go to an escrow account held by First Abu Dhabi Bank. The service charge is 150.69 AED per m² a year.

The quarter sits along Hessa Street, opposite DAMAC Hills, a few minutes from Mohammed Bin Zayed Road, Emirates Road and Al Khail Road. Jebel Ali School is 5 minutes away, and four more schools lie within 21 minutes. Miracle Garden is 13 minutes away, Global Village and IMG World 14, Dubai Autodrome 12.
