Valencia

Valencia is a residential project under construction in Damac Lagoons, Dubai, built by Damac. Apartments are scheduled for handover in Q1 2028, and 5% of construction is complete. The development holds 1558 units across 13 floors, and buyers receive freehold ownership.

Apartments and Sizes

The project includes one and two bedroom apartments, and the unit mix also covers studios. One bedroom homes range from 74.31 m² to 131.7 m², with prices starting at 1,304,000 AED. Two bedroom apartments measure 107.76 m² to 120.98 m² and start at 1,823,000 AED. The price per square metre is 13,235 AED. Interiors will have natural lighting and functional layouts. Studio Type A12 is one option to compare against larger formats.

Buildings and Layout

Valencia comprises four residential buildings with a Mediterranean character. Building A and Building B will each hold 454 apartments, while Building C and Building D will each have 325. All buildings rise 13 floors. The project sits within the mixed use DAMAC Lagoons District at Al Hebiah Fifth, Dubai, where homes, workspaces and leisure areas are gathered in one quarter. The project number in DLD is 3226.

Water, Leisure and Sport

By design, the district includes lagoons and artificial beaches. A pool bar will let residents stay by the water after a swim, and floating platforms are planned for relaxed time on the water. The spa will complement green areas and rest spots. A bright modern fitness centre is planned for daily training, alongside a yoga studio and a running track. Water based training in a soft, low impact format is also planned.

Outdoors and Shared Spaces

Plazas and pedestrian streets are designed for walks and everyday meetings, with cooling mist on the walking routes. Pavilions will be used for dinners, rest and conversation. A communal lounge is finished with references to Mediterranean materials. The outdoor amphitheatre is intended for performances, celebrations and cultural events. Open air film screenings are planned.

Shopping, Offices and Payment

DAMAC Mall will combine everyday goods, dining and entertainment, and a culinary zone with flexible pop up spaces is planned in the quarter. Office towers Piazza Roma, Tower A and Tower B will connect directly to the mall. Office space on the second floor of each tower measures 1564.17 to 3167.84 square feet; typical floors 3 to 8 measure 2604.78 to 3112.86 square feet. Service charges are 172.22 AED per m² a year. The payment plan is 10% on booking, 40% during construction and 50% on handover. The project has an escrow account, and the bank details can be checked against the contract for the chosen apartment.
