Esme Beach Residences

Esme Beach Residences is a 12-storey residential building under construction on Island A of the Dubai Islands archipelago in Dubai. Elysian Development is building it, and handover is planned for Q2 2027. Construction is 14% complete.

Apartments and layouts The building holds 109 apartments. Four layouts are planned: 1, 2 and 3 bedrooms, plus 2-Bedroom Luxury. Every apartment will have its own terrace, a separate guest toilet, a laundry room and a spacious walk-in wardrobe. Kitchens will have space for a family dinner and for evenings with guests. All apartments will have a smart home system for remote control of curtains, light and appliances, and water will be filtered and softened before it reaches the tap.

2-Bedroom Luxury In the 2-Bedroom Luxury apartments the master bedroom will open onto its own balcony with a plunge pool. Living room and bedroom floors will be porcelain tile in a travertine look, and walls will have Venetian plaster. The living room and the second bedroom will open onto the balcony. The kitchen will have a central island with a countertop that runs to the floor, glass shelves and a full set of Miele appliances with a built-in refrigerator. The walk-in wardrobe will have fitted shelves, built-in lighting and a dressing table. The bathroom will be finished in travertine and wood, with two sinks, a shower, a deep bathtub and a separate toilet.

Pools, spa and gym Three pools are planned: a family pool with cabanas and a children's pool on the first floor, and a lap pool on the roof. The roof pool will have aqua cycling bikes in the water, and a cold plunge pool will stand beside it. Two relaxation areas on the first floor, one for men and one for women, will each have a sauna, an experience shower and a cold plunge pool; the temperature in the plunge pools is changed to suit the time of day. The gym on the first floor will be indoors, and a rooftop area will hold crossfit equipment.

Beach access and the building A direct exit from the building leads to Dubai Islands Beach, one minute away. The lobby will have a ceiling height of nine metres, with pendant lights hanging from the top and finishes in marble-look stone, travertine and gold details. A drop-off area at the entrance lets taxis and guests' cars stop at the door, and a residents' lounge on the first floor is planned for meeting guests or waiting for a courier.

Prices, payment and ownership Apartments are priced from 4,700,000 AED, at 29,174 AED per m². The 2-bedroom units range from 145.32 m² to 161.1 m². The payment plan is 20% on booking, 30% during construction and 50% on handover. Ownership is freehold, and the service charge is 193.75 AED per m² a year. Buyer funds go to an escrow account held by Abu Dhabi Commercial Bank.
