Greencrest

Greencrest is an under-construction project by Emaar Properties in Dubai Hills, Dubai. It will hold 195 apartments across a 20-floor building, with handover planned for Q2 2029. Construction is at 1%, and units are freehold.

Apartments and Sizes

The project will offer 1, 2 and 3 bedroom apartments. One-bedroom units will run from 77.3 m² to 78.69 m², priced from 1,743,888 AED. Two-bedroom homes will start at 130.44 m² and reach 133.78 m², from 3,372,888 AED. Three-bedroom units will measure 174.38 m² to 174.47 m², from 4,026,888 AED.

Two Blocks

The building will consist of two blocks: Block A G+P+20 and Block B G+P. The high-rise part is planned for 185 apartments and the low-rise part for 10. Layouts will include Type A1, A2, B1 and B2 on the podium level, the first floor and floors 2 to 20.

Balconies and Layouts

Balconies and open terraces will extend the interior spaces outward, facing the greenery of the golf course. In the three-bedroom Type B1 in the low-rise block, the balcony will measure 14.90 m by 2.40 m. The two-bedroom Type B1 in the high-rise part will have a balcony of 11.00 m by 2.10 m. The one-bedroom Type A1 layout will include a kitchen-dining area of 3.30 m by 2.45 m and a living room of 3.75 m by 3.65 m.

Amenities

Residents will have a swimming pool, a kids pool, an indoor gym and an outdoor gym. A Muga Court will serve active games, and a Yoga Deck will be set aside for yoga. Children will have an outdoor kids play area and an indoor kids play area. There will also be a barbecue area, a multi-purpose hall, a Seating Deck terrace, an Open Lawn and a games room, and pets will be permitted.

Ownership and Payment

Apartments will be sold as freehold. The payment plan is 10% on booking, 70% during construction and 20% on handover. The escrow account is held at Mashreq Bank Psc. The service charge is set at 182.99 AED per m² a year.

Dubai Hills Estate covers more than 11 000 000 m² and combines residential buildings, villas and parks. The district includes the 18-hole Dubai Hills Golf Course and the Dubai Hills Golf Club. Dubai Hills Mall serves shopping and Dubai Hills Park is available for walks, while GEMS International School and King's College Hospital are nearby. Al Khail Road and Umm Suqeim Street are the area's road landmarks.
