Palace Residences Hillside A is a residential tower under construction in Dubai Hills, Dubai, developed by Emaar Properties. The building is scheduled for handover in Q2 2029, and construction is 8% complete. Apartments are sold freehold, with prices starting from 1,719,888 AED.

The building and its units

The project will have one tower with 20 residential levels above a podium and a roof terrace. It will contain 360 units: apartments with 1 to 3 bedrooms and eight two level townhouses with 3 bedrooms. One bedroom apartments will range from 63.17 m² to 63.27 m² and start from 1,719,888 AED. Three bedroom apartments will range from 174.84 m² to 243.59 m² and start from 4,774,888 AED. The three bedroom townhouses will have two levels and a total area of 243.61 m² including the balcony.

Amenities for residents

The courtyard will have a resort style pool, an adult pool and a children's pool, along with a podium deck and a barbecue area. A roof terrace will sit on top of the building. For sport, the project plans a paddle court, a multi use games area (MUGA), a table tennis table, a gym, an outdoor gym, a yoga studio and a sports court. Children will have a play area and a playroom. A shared pool and an infinity pool also appear in the plans.

Payment plan and ownership

The payment plan is 10% on booking, 70% during construction and 20% on handover. Buyer funds go into an escrow account held at First Abu Dhabi Bank. Each apartment is registered as freehold. The service charge is 182.99 AED per m² per year. The price per m² is 26,005 AED.

Location in Dubai Hills

The tower will stand in Dubai Hills, a district built around a championship golf course and large parks, including Dubai Hillside and Hills Park. Dubai Hills Golf Club, with its 18 hole championship course, will be in the same district. King's College Hospital will be within walking distance. Dubai Hills Business Park and Dubai Hills Mall will be a short drive away.
