Lumina by Vision is a residential project under construction in Liwan, Dubai. Vision Developments builds it, with handover planned for Q4 2028. Apartments are offered as freehold, with prices starting from 580,000 AED.

Apartments and Sizes

The building holds 146 apartments in a single block, arranged across twelve typical residential floors. Studios start at 34.37 m² and 580,000 AED, one bedroom apartments at 54.35 m² and 950,000 AED, and two bedroom apartments at 85.47 m² and 1,400,000 AED. Apartment areas across the project range from 370 to 1200 sq. ft. Kitchens will come fully fitted, and home appliances are included in the specification. Every home will be finished and equipped by handover.

Payment and Ownership

The payment plan splits the price into 20% on booking and 80% on handover, so the larger part falls due when the keys are handed over. The price per m² is 16,380 AED, and the service charge is 139.93 AED per m² a year. Apartments are sold as freehold.

Amenities in the Building

Residents will have a fully equipped gym and a swimming pool. The roof is planned as space for relaxation and leisure, and a lounge and a cinema room will also be provided. A lobby forms the shared entrance, and a smart security system is part of the building's equipment. Building management is planned for the property. Dubai Mall is about 20 minutes away by car, and Al Maktoum Airport also takes around 20 minutes by car. In the surroundings are Fakeeh University Hospital, Hamdan Bin Mohammed Smart University, German International School Dubai, Dragon Mart with more than 3 500 outlets, Dubai Outlet Mall with more than 240 shops, Al Barari Playground and Global Village.
