Empire Lakeviews

Empire Lakeviews is a new-build residential project under construction in Liwan, Dubai. Empire Developments is building it, and handover is scheduled for Q2 2028. Construction has reached 2 per cent.

Apartments and Sizes

The building will hold 332 studios, 222 one bedroom apartments, 44 two bedroom apartments and 6 two level residences with three bedrooms. Studios start at 38.74 m² and at 869,777 AED. One bedroom homes range from 70.03 m² to 80.55 m² and start at 1,264,777 AED. Two bedroom homes start at 122.6 m² and at 2,399,777 AED, while the three bedroom residences range from 244.68 m² to 249.18 m² and start at 3,699,777 AED.

Private Pools by Design

Of the 604 apartments, 328 are planned with a private pool: 110 studios, 168 one bedroom apartments, all 44 two bedroom apartments and the 6 three bedroom residences. Among the studios, the pool versions measure 407.09 to 425.39 sq ft, while 222 studios without a pool measure 410.75 to 432.60 sq ft. One bedroom layouts without a pool measure 753.80 to 754.12 sq ft; those with a pool come in several size bands, including 804.28 to 830.11 and 856.70 to 867.14 sq ft. The two bedroom pool apartments measure 1319.66 or 1328.00 sq ft, and each three bedroom residence spans two levels with 2633.71 sq ft.

A Floor of Sports and Leisure

A dedicated amenities floor will hold more than 16 zones. These include a tennis court, a basketball court, a box cricket pitch, mini golf, a running track, an open air amphitheatre for film screenings and a coworking space. A panoramic gym is planned on an open platform. The project also includes a shared swimming pool, a separate children's pool, a children's play area, Creek Park and a Pet Park, and pets are allowed.

The Building and Its Services

The tower is planned with 29 floors and 9 passenger and service lifts. A reception area with a lake view, a waiting lounge and lift lobbies are part of the design. The 634 units are sold as freehold. The service charge is 150.69 AED per m² a year.

Payment Plans

A 40/60 plan sets 20 per cent on booking, 20 per cent during construction across 20 payments and 60 per cent after handover. A 56/44 plan sets 20 per cent on booking, 36 per cent during construction across 36 payments and 44 per cent after handover. Two further options: 20 per cent on booking with a 20 per cent discount for a single payment, and a plan of 1 per cent over 80 months with a 10 per cent down payment, subject to T&C apply.

Between Dubai Silicon Oasis and Academic City

Liwan sits in Dubailand, between Dubai Silicon Oasis and Academic City. GEMS FirstPoint School is stated at 7 minutes, Lycee Libanais Francophone Prive Meydan at 8 minutes, and GEMS Wellington Academy, The Indian International School and Kent College Dubai at 10 minutes each. Silicon Central and four clinics are given at 10 minutes, Cedre Shopping Centre and Falcon City Community Centre at 11 minutes, and Dubai Mall at 15 minutes. Dubai International Airport is stated at 20 minutes and Al Maktoum Airport at 30 minutes.
