Mayfair Nexus

Mayfair Nexus is a freehold residential project under construction in Dubai, developed by Seven Mayfair Development. It is planned for handover in Q4 2028, with the price starting from 1,190,000 AED. The project will have 473 apartments across 4 floors.

Apartments and layouts

The project will offer 1, 2 and 3 bedroom apartments. The 1 bedroom units range from 68.67 m² to 87.34 m², from 1,190,000 AED. The 2 bedroom units range from 99.15 m² to 129.13 m², from 1,700,000 AED, and the 3 bedroom units range from 159.25 m² to 182.43 m², from 2,900,000 AED. A typical 1 bedroom apartment will have a 27.90 m² balcony, and the plans show a jacuzzi on it. The apartments will be finished in warm tones, with an open living room combined with the kitchen and smart home systems.

Amenities in the quarter

The quarter will have a business centre, a cinema room, a games room, a gym, a children's play area, a lobby, a rest area, a padel court, parking, a restaurant, a retail space, a sports ground, a swimming pool, a tennis court and a yoga studio. A spa, a cinema room and a padel court will be for residents, and pets will be allowed. The district will include 88 000 sq ft given over to cafes, restaurants and shops. The quarter will have its own cafes, shops and swimming pools in the courtyards.

Houses and courtyards

Mayfair Nexus will consist of nine low rise houses around shared courtyards, gardens and a pool on a podium. Each block will have its own name, from Meridian and Courtyard to Golfviews and Gardens, and all will have the same height, G+4. In the Meridian block, apartments will occupy four floors, from the first to the fourth. Cars will go to an underground parking, with open parking and a separate guest parking nearby, and the quarter will have charging stations for electric vehicles. Residents will have access to a zen garden, yoga on the grass, a jogging track, barbecue areas and a pet washing station.

Location and access

Mayfair Nexus is planned in Wadi Al Safa 7, Dubai Lifestyle City. The drive to Arabian Ranches 2 will take 10 minutes, to Sheikh Zayed Road 18 minutes, to Mall of the Emirates 22 minutes and to Business Bay 24 minutes. Al Maktoum airport will be 25 minutes away and Trade Centre 28 minutes.

Payment plan and ownership

The service charge will be 150.69 AED per m² a year. The payment plan will be 20% on booking, 20% during construction, 20% on handover and 40% after handover. Apartments will be sold as freehold, and buyers' funds will go to the project escrow account at Abu Dhabi Commercial Bank.
