Meriden Beach Residences

Meriden Beach Residences is an eight-storey residential building under construction on island A of the Dubai Islands archipelago in Dubai. Green Horizon Development is building it, and completion is planned for Q1 2028. The building will hold 63 apartments, and construction is 1% complete.

Apartments and floor areas The home will contain one, two and three bedroom apartments, including two bedroom layouts with an extra room. Apartments start at 124.82 m² for one bedroom, 126.78 m² for two bedrooms, and 174.84 m² for three bedrooms, with the largest reaching 186.32 m² among the two bedroom types. Overall apartment areas run from 774 to 2501 square feet. Two bedroom types A, A1 and A2 on floors one to eight have an apartment area of 96.7 to 98 m² and a balcony of 29 to 31 m², giving a total of 125.8 to 129 m². Sizes and areas will vary by floor and position.

Prices, payment plan and ownership Prices start at 2,787,600 AED, and the price per m² is 18,771 AED. A one bedroom starts at 2,787,600 AED, a two bedroom at 2,913,406 AED, and a three bedroom at 3,849,857 AED. The payment plan is 9% on booking, 25% during construction and 70% on handover. Ownership is freehold, and the service charge is 193.75 AED per m² a year.

Three levels of amenities Amenities are arranged across three levels. The roof will have an infinity pool, a children's pool, a jacuzzi, a terrace and a lounge with a barbecue area. The first level will hold adult and children's pools, sun loungers and cabanas, indoor and outdoor gyms, a yoga and meditation terrace, a steam room, a sauna and a children's play area. The second level is planned for mini golf, billiards, a table tennis lounge, a club house and a games room.

Finishes and architecture Apartments will come fully finished, with Italian quartz, porcelain stoneware and Miele and Bosch appliances. Italian tiles, quartz islands, built-in wardrobes, curtains and a smart home system are also specified. The design draws on modern Mediterranean architecture with soft, flowing facade lines and wide glazing.

Location and the wider archipelago The building will stand on island A next to the beach, the ocean and the island promenade, and Infinity Bridge will link the island to the mainland. The Dubai Islands master plan by Nakheel covers five islands with 86 hotels, 9 yacht marinas, 2 golf courses, a large mall, parks, shops, restaurants and cultural centres across 20 kilometres of coastline.
