Mirari Lagoon by Zoya is an under-construction residential project in Dubai Industrial City, built by Zoya Developments. The building is planned for handover in Q4 2028, with apartments offered freehold. Units start from 613,000 AED.

Apartments and layouts

The project holds 190 apartments across 5 floors in a residential block called Building 1. The mix comprises 67 studios, 93 one-bedroom apartments and 30 two-bedroom apartments. Studios are planned from 32.61 m² to 47.94 m² and start from 613,000 AED. One-bedroom apartments are planned from 55.09 m² to 62.43 m² and start from 935,000 AED, while two-bedroom apartments are planned from 73.39 m² to 100.46 m² and start from 1,130,000 AED. By design, one-bedroom apartments can be transformed into two-bedroom units, and two-bedroom apartments into three-bedroom units.

Payment plan

A 20% payment is due on booking, followed by 26% during construction. A 10% payment falls on handover, and 44% is paid after handover. Part of the cost is spread over monthly payments for five years after the apartment is handed over.

Water and leisure amenities

The project will have private access to a lagoon. A lagoon-style pool with cabanas and an infinity pool are planned among the shared amenities, and a marina completes the water-side provision. A gym, a running track and a spa are also planned for the building. A landscaped garden, a walking path, a children's play area and a designated zone for pets are part of the plan. A lobby is planned in the building. Apartments will come furnished, with furniture and household appliances included.

Interiors

Interiors are designed in a contemporary minimalist style in calm natural tones. Large windows are planned to bring natural light into the living spaces, and the living room is intended for rest and gatherings with guests. The developer may substitute materials with equivalent ones, and only the contract has force.

Location and routes

The district contains industrial enterprises and logistics centres. Sheikh Mohammed Bin Zayed Road connects the area. Al Maktoum International Airport and Expo City Dubai are 10 minutes away. Sapphire Mall is 8 minutes away, IMG Worlds of Adventure 14 minutes, Dubai Festival Plaza 25 minutes and Ibn Battuta Mall 28 minutes. Dubai Parks and Resorts with Motiongate and Legoland, Bollywood Parks and a water park are in the surroundings. The University of South Wales, Dubai Campus, with programmes in aviation, engineering and business, is nearby.
