Al Haseen Residences 5 is a seven-floor residential building planned in Dubai Industrial City, Dubai. Dugasta Properties Development is constructing the project, with handover scheduled for Q2 2027. Construction is 4% complete, and the building will contain 245 apartments on freehold land.

Apartments and Sizes

The building will hold 196 studios, 21 one-bedroom apartments, 21 two-bedroom apartments and 7 three-bedroom residences. Studios will range from 34.07 m² to 42.59 m² and start at 636,687 AED. One-bedroom homes will measure 69.09 m² to 90.63 m² with prices from 1,282,844 AED, two-bedroom homes 100.82 m² to 101.64 m² from 1,871,998 AED, and three-bedroom homes 168.97 m² to 168.99 m² from 3,137,389 AED. The price per m² is 18,568 AED.

Amenities for Residents

A swimming pool and a gym are planned in the building. A sauna, a children's play area and a barbecue zone will also be provided for residents.

Payment Plans

Several payment structures appear in the plans. Some place 60% of the price after handover, spread over three, five or ten years, with 40% or 50% paid over ten years depending on the chosen plan. Other schemes include 20% on booking with 20% during construction and 60% after handover, or 30% on booking with 20% during construction, 10% on handover and 40% after handover. A 40/60 structure asks for 40% at booking and 60% on handover, and 100% on booking is also listed. Selected plans include exemption from the service charge for five or ten years and a 10% annual return over five or ten years, depending on the plan chosen. The service charge is 129.17 AED per m² a year.

Location and Access

The project sits in Dubai Industrial City, a district with industrial enterprises and logistics centres. The area connects to Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611), and a future Etihad Rail line is marked. Dubai Investment Park and Expo City are 10 minutes away by car, while Jebel Ali Industrial Area, Dubai Parks and Resorts and Al Maktoum International Airport are 15 minutes away. Jumeirah Golf Estate is 20 minutes away, Jumeirah Beach Residence 25 minutes and Palm Jebel Ali 30 minutes.

Nearby Schools and Medical Facilities

Greenfield International School and Bright Riders School are a short drive from the building. GEMS Education and Dubai Knowledge Village are also listed nearby. NMC Royal Hospital and Aster Clinic are close by, with Mediclinic Dubai and Dubai Healthcare City also indicated.
