Mykonos Signature

Mykonos Signature is an under-construction residential project by Samana in Al Barsha, Dubai. The building is planned for handover in Q4 2027, and construction is 91% complete. Apartments are available for freehold ownership.

Apartments and Private Pools

The eight-floor building will hold 295 units in total: 16 standard studios, 112 studios with a pool, 112 one-bedroom apartments and 36 two-bedroom apartments. All one and two-bedroom apartments will have their own pool, and the studio type with a pool also includes one. Sizes for the studio category run from 38.95 m² to 119.77 m², and prices start at 4,923,561 AED, equivalent to 31,342 AED per m². By design, pools sit on the balconies and extend the living rooms outward.

Architecture and Layout

The design follows the character of Mykonos, with white walls, bright colour accents, minimalist forms and terraced green gardens. Long curved balconies will run along the full facade, linked by diagonal supports, while the upper floors step back in tiers. The street side of the ground floor is planned for shops, and the inner side will face a courtyard with water. A gallery along the facade will shade the shopfronts.

Courtyard and Wellness Facilities

The courtyard on the podium is planned as a resort-style deck with a pool for adults, a pool for children, a jacuzzi and cascading water, surrounded by decking and greenery. A health club will include an indoor gym and an outdoor gym, a sauna and a steam room. Residents will also have a children's play area, an open-air cinema, a barbecue zone and a parking service with a valet at the entrance. Shops on the ground floor will serve the building.

Location

The project sits in Arjan, next to Sheikh Zayed Road. Dubai Miracle Garden and Butterfly Garden are nearby, and views from the building will open onto these gardens. Sheikh Zayed bin Hamdan Al Nahyan Street runs close by, connecting onward to Sheikh Zayed Road and the rest of the city. The surrounding district includes clinics, shops, supermarkets, schools and hotels.

Payment Terms and Ownership

The payment plan splits 50% on booking and 50% after handover. Service charges are set at 161.46 AED per m² a year. Ownership is freehold.
