The LX Offices Tower

The LX Offices Tower is a commercial building under construction in Al Barsha, Dubai, developed by Mulk Properties. The project is scheduled for handover in Q3 2027 and construction progress currently stands at 5%. It will hold 74 commercial units across 6 floors on a freehold basis.

Units and Sizes Offices range from 140.47 m² to 1430.32 m², with prices starting from 2,800,000 AED. The price per m² is 18,283 AED. Individual offices measure between 944 and 3000 sq ft. Half a floor measures 10,500 sq ft and a full floor measures 21,000 sq ft. Offices will be handed over in shell and core format, allowing buyers to fit out the space for their own needs. Several units can be combined into a larger office space. The developer may substitute materials with equivalent ones; only the contract has force.

Payment Plan and Service Charge The payment plan is 20% on booking, 10% during construction and 70% on handover. The service charge is 172.22 AED per m² a year.

Building and Architecture The building rises 108.1 ft, with six levels above ground plus a roof and two basement levels, following the formula 2B + G + 6 + R. A multi-tiered facade combines clean lines, measured proportions and greenery. Floor-to-ceiling windows will bring daylight into the workspaces. Most offices will have their own balconies facing Dubai Miracle Garden across the road; an outdoor exit depends on the specific unit selected. Interior spaces are designed with ergonomics in mind.

Lobby, Lifts and Parking The lift lobby will have a double-height ceiling. Five high-speed lifts will serve the floors. The building includes 234 parking spaces, and valet parking services are available.

Retail and Dining Two retail units at the base of the building have a combined area of 26,000 sq ft. A restaurant is part of the amenities.

The Surrounding Area Butterfly Garden is nearby. Restaurants in the area include Bait Maryam, Pincode and Allo Beirut, and the district also has coffee shops and bakeries. Catering and cloud kitchens supplement local retail, and the area has butcher shops, supermarkets, minimarkets and a hypermarket. Nearby nurseries include Chubby Cheeks, Little Feet and Miles of Smiles. Medical facilities include Parkview Mediclinic Hospital and 7 Dimensions Hospital, alongside dental clinics, pharmacies and medical clinics. Gyms and a yoga studio are available for sport, with spas, aesthetic clinics and men's and women's salons. Shopping centres around the district include Motor City Mall, Circle Mall, JVC and Times Square Center.

Getting There Sheikh Zayed Road, Mohammed Bin Zayed Road and Al Khail Road are a few minutes' drive away. A future metro line extension will put the building within walking distance of a major transport hub. Dubai Sports City, Global Village and Dubai Autodrome are 10 to 15 minutes away, as are Dubai Hills Mall and Expo City. Mall of the Emirates, Burj Al Arab, Dubai Mall and Palm Jumeirah are 15 to 20 minutes away. The Beach, JBR, Dubai International Airport and Al Maktoum International Airport are 20 to 25 minutes away. Bus stops are located near Sheraton Building 1 and Damac Northside Buildings 1, with others near Damac Northside Buildings 2 and Domus Hotels Staff Buildings 2.
