Naya

Naya is a new residential development under construction in Al Merkadh, Dubai, built by Nakheel. Handover is scheduled for Q3 2027, and construction is 56% complete. The project will contain 471 units across 19 floors, with prices starting from 1,499,000 AED.

Apartments and Lagoon Villas

Naya will offer one to four bedroom apartments and lagoon villas. The one bedroom units start at 80.73 m² and 1,499,000 AED. Apartments facing the lagoon and the lagoon villas will get the best views in District One. Ceiling to floor windows will look out to the lagoon and the Dubai skyline. The interiors will use a warm neutral palette, with elegant flooring in the living and dining areas, main and second bedrooms and the open kitchen. Kitchens will have high grade built in appliances, and four bedroom apartments will include a large bathtub with a view of the city lights.

Crystal Lagoon and the Beach

The Crystal Lagoon runs 7 km through District One, and Naya will stand on its shore, with the beach starting at the doorstep. Residents will have direct access to the lagoon and its beach, and every apartment will see the water. Kayaks and paddleboards will be available a few steps from the apartments. Green corridors with dense planting will surround the lagoon and run through the Naya community.

Amenities

Amenities will include an infinity pool and a rooftop lounge with a terrace in Tower 1, looking out to the Crystal Lagoon and the Dubai skyline. A fully equipped fitness centre and basketball and sports courts will be provided. Children will have a shaded pool and playgrounds, with cabanas and seating areas by the shallow pool. A children's playground, running track, gym, landscaped garden, pool and basketball court are all planned within the community.

Gardens and Green Roof

A large part of the site, which covers 24 000 m², will be given to gardens, with landscaped gardens, water features and spacious terraces between the towers. A shared green roof will be open to residents, with planting that gives shade and creates secluded corners. Each tower will have its own lobby with high ceilings and furnished seating, watched around the clock.

Security and Payment Plan

The community will be gated, with security on site 24 hours a day and every tower lobby under surveillance. The payment plan is 24% on booking, 60% during construction in five instalments, and 20% on handover. Ownership is freehold.

Downtown Dubai will be 4 km away, Meydan Racecourse a few minutes away, Burj Al Arab 15 minutes away and Dubai International Airport 20 minutes away.
