Samana South Haven

Samana South Haven is a freehold residential project under construction in Dubai Industrial City, built by Samana. It is planned for handover in Q2 2029. The building will hold 200 apartments across six floors.

The building and its layout

Samana South Haven consists of a single six-floor building. The ground floor will have a lobby, passenger and service lifts, and an entrance plaza where guests can be met before going up to an apartment. Pedestrian and vehicle entrances are marked separately. Apartments on offer are 1 bedroom units from 51.89 m² to 81.64 m², priced from 978,353 AED, at 15,199 AED per m². The unit layouts, Type 1, Type 2 and Type 3, differ in the placement of rooms. A studio layout includes a living area, kitchen and bathroom, while Type 1 includes a dressing room and a kitchen with dining area. Type 2, as in apartment 108 on the first floor, has a separate living room and bedroom plus a kitchen with dining zone, and apartment 110 has a store and a master bedroom.

Pool deck and outdoor areas

An adult pool is planned for the open terrace on the first floor, alongside an outdoor jacuzzi and an outdoor shower. The Pool Deck will also have a Grab & Go bar, a pergola and swing seating. A landscaped garden with a walking path runs through the grounds, and the roof will hold an open terrace. A barbecue area and a lawn are planned for outdoor gatherings, with Lazy Lounge and Sunken Seating adding further places to sit.

Sport and wellness

The roof will house an indoor gym, a sauna and a steam room. An outdoor gym and a running track are planned for training in the open air, and a yoga zone will be set aside for outdoor sessions. A multifunctional sports court completes the sports provision.

Work, leisure and children

A coworking space with private cabins will be available for work, and a reading lounge provides a place to step out of the apartment with a book. An open-air cinema is planned for evening entertainment on site. For children there will be a pool, an outdoor playground, a playroom and an outdoor gaming arcade.

Ownership, payment and running costs

Ownership is freehold. The payment plan is 15% on booking and 85% during construction. Service charges are set at 150.69 AED per m² per year. The building will include a retail unit, and parking is provided.
