Samana Waves is a residential building under construction in Jumeirah Village Circle (JVC), Dubai, developed by Samana. Handover is scheduled for Q4 2026, and construction is 91% complete. The building is freehold and holds 198 units across 20 floors.

Apartments and layouts The home will contain studios, one and two bedroom apartments, and duplexes. Studios start at 34.92 m² and from 814,235 AED. One bedroom units run from 77.16 m² to 79.23 m² and start at 1,428,353 AED. A private pool will be part of the design in some studios, some apartments with bedrooms, and all duplexes, so buyers choosing a pool unit select from a short list.

Pool deck and shared amenities A large pool with water cascades will sit on the deck below the building. A jacuzzi and a green zone will be added to the pool area. Children will have their own pool, separate from the main one. A fully equipped health club will include an indoor gym and an outdoor training area, and residents will have access to a sauna and a steam room. A concierge service will operate in the building, pets are allowed, and a children's play area is planned. Panoramic lifts will serve all floors.

Location and road access The building stands next to Sheikh Mohammed Bin Zayed Road, with a direct exit onto the highway. Dubai International Stadium is nearby. Dubai Autodrome is 10 minutes away and Dubai Marina 15 minutes. Burj Al Arab, Global Village and IMG Worlds of Adventure are within twenty minutes, and Dubai Mall, Burj Khalifa and Dubai Parks and Resorts around half an hour. GEMS World Academy, JSS International School and Nord Anglia International School are in the surrounding area, along with a golf course, a shopping centre, shops and clinics.

Ownership, payment and service charge Apartments are sold as freehold. The payment plan is 25% on booking, 25% during construction and 50% after handover. Buyer funds go to an escrow account held at Mashreq Bank. The service charge is 161.46 AED per m² a year. The price per m² is 17,026 AED.
