Almaan 101

Almaan 101 is a residential building under construction in Jumeirah Village Circle (JVC), Dubai. MN Vision Real Estate Development is building it, with handover planned for Q4 2026. Construction has reached 51%, and the project holds 102 apartments across 5 floors.

Apartments and layouts

The building has studios, one bedroom and two bedroom apartments. Studios measure 39.21 m² to 39.86 m² and start at 799,000 AED. One bedroom units run from 75.25 m² to 97.08 m² and start at 1,214,987 AED. Two bedroom apartments measure 132.52 m² to 134.95 m² and start at 1,782,989 AED. Windows in every apartment will run from floor to ceiling.

A studio is divided into two zones: a kitchen with dining area, and a sleeping place together with the living room. In a one bedroom apartment the living room is separate and the kitchen is combined with the dining area. In a two bedroom apartment the common and private parts are kept apart, with a guest bathroom for visitors. The main bedroom will have its own walk-in wardrobe and bathroom.

Rooftop and sports facilities

The roof will hold a running track and a padel court, with a sitting area nearby. A sports ground in the building will serve both basketball and tennis. A tennis court, a gym and a running track are part of the plan. A sauna, a steam room and spa treatments with hydrotherapy will be available indoors.

Pool, gardens and wellness

The building will have a spacious pool, hot and cold plunge pools, and a zen garden with a place for meditation. Landscaped gardens are planned for walks or evenings with family. A sauna and spa are listed among the amenities, alongside a kids zone with its own play area.

Lobby and interiors

The lobby will combine an entrance area and a lounge, followed by a lift hall and corridors to the apartments. Finishes will include polished travertine, Roso Levanto marble and champagne coloured metal accents. Bronze glass curves above the fluted travertine walls, and the light fittings will follow a separate design.

Ownership, payment and location

Apartments are sold as freehold. The payment plan is 20% on booking and 80% on handover, with the main sum due at the keys, and buyer funds go to the project escrow account at Abu Dhabi Islamic Bank. Each apartment has an assigned parking space. Service charge is 236.81 AED per m² a year. Sheikh Mohammed Bin Zayed Road (E311) is 9 minutes away and Al Khail Road (E44) is 10 minutes away. Burj Khalifa is 20 minutes away, Palm Jebel Ali is 30 minutes away, and Dubai Marina is 15 minutes away, with Downtown Dubai and Palm Jumeirah a short drive off.
